This is a great opportunity for a Property Manager Assistant to take the next step in their Property career & become a Property Manager.

You must have a full clean, UK Driving Licence. Excellent communication and organisational skills.

IT proficient.

The Job

DAILY

  • Day to day management of a portfolio of properties.
  • Dealing with incoming maintenance, and instructing work orders. Regular updating of Landlords and Tenants.
  • Regularly accessing the “Change Over Board” to update diary with Check Outs and Move Ins. Updating Property Management sections on the Board.
  • Advising Landlords of any Notice to Leave, Tenancy issues, rent arrears or other matters relating to the property and tenancy.
  • Carrying out Check Outs as they arise. Compile the Check Out Report, finalise Return of Deposit and prepare property for next tenancy.
  • Carrying out Move Ins as they arise. Prepare an updated inventory and meet tenants at property. Send Inventory to Tenants and Landlord.

WEEKLY

  • Maintain safety certificates log, instructing and completing safety certificates on SME (Management Software) and DropBox.
  • Signing off maintenance jobs, uploading invoices, closing off invoices and updating maintenance log on SME.
  • Report on keys and chase keys back from contractors.
  • Updating utilities, council tax and logging meter readings on SME for each tenancy changeover.
  • Weekly meeting and reporting with team on Property Management issues and progress reports.

MONTHLY

  • Interim Inspections – booking appointments into diary and maintaining the SME log, updating SME, carry out inspections and sending inspection reports to Landlords / Tenants.

  • Project manage upgrading works at properties. Liaising with Landlords and contractors to complete works within budget and timeframe.
  • Project manage insurance claims for properties. Liaising with Landlords and contractors and tenants to complete the works.
  • Preparing HMO applications and submitting to City of Edinburgh Council.
  • Holiday / sickness cover for Property Manager team, as well as viewings and dealing with letting enquiries when required.
  • Carrying out general tasks as and when required, to assist the Team for the smooth operation of the business.

QUAILIFICATIONS REQUIREMENT: ARLA Property Mark Technical Award Level 6 or equivalent (desirable).
