Property Manager, Residential Block
Maternity cover contract, hybrid, with possibility to extend if the business continues to grow

Regency is an RICS regulated property, facilities, and asset management partner across UK commercial and residential portfolios, built on joined up thinking across the full property lifecycle.
The Role
This is initially a maternity cover contract managing the day to day running of a London residential block portfolio: service charge administration, statutory compliance, repairs and planned works, and resident and leaseholder liaison. There is a possibility of the role continuing beyond the cover period if the business continues to grow. Hybrid, based from the Pimlico office, with regular travel to buildings across the portfolio for inspections, meetings, and contractor coordination, combined with remote time for reporting and admin.

Key Responsibilities
- Prepare and manage service charge budgets, demands, and reconciliations
- Run Section 20 consultations for major works and qualifying long term agreements
- Handle leaseholder and resident enquiries and disputes, including service charge queries
- Monitor building safety and statutory compliance (health and safety, fire, gas, EICR)
- Coordinate repairs, planned and reactive maintenance, and contractors
- Liaise with freeholders, leaseholders, and facilities teams
- Maintain accurate records and prepare client reports

Requirements
- Minimum 2 years' residential block management experience: service charge administration, Section 20 consultations, and leaseholder dispute handling
- Working knowledge of the Landlord and Tenant Act 1985/1987 and related compliance obligations
- ATPI or MTPI qualification (The Property Institute), or working towards
- Comfortable with property management systems and MS Office; strong documentation standards
- Clear communicator, confident resolving disputes and negotiating with leaseholders and contractors
- Able to manage multiple buildings and deadlines in a hybrid working pattern, with a London base or easy commute to Pimlico
