Property Manager

Property Manager – Full-Time, On-Site Role (Stirling, Scotland)

Team members work hand-in-hand with clients to ensure efficient property management, high customer service standards, and compliance with industry regulations.


Role Description

This is a full-time, on-site Property Manager position based in Stirling. The successful candidate will be responsible for:

  • Overseeing the day-to-day operations of a property portfolio, including coordinating maintenance and repairs.
  • Managing tenant inquiries, ensuring properties remain safe, well-maintained, and compliant with regulations.
  • Conducting property inspections, organising move-ins and move-outs, and maintaining accurate records and documentation.
  • Handling tenant communication, liaising with landlords, contractors, and owners, and reporting on issues.
  • Supporting letting activities, including preparing properties for tenancy, negotiating leases, and handling client relations.
  • Delivering responsive, high-quality service to foster long-term client relationships.

Key Responsibilities

  • Maintenance & Compliance: Coordinate repairs, inspections, and ensure properties meet safety and regulatory standards.
  • Finance & Administration: Manage rent collection, arrears, and financial reporting; maintain up-to-date lease and compliance documentation.
  • Tenant & Client Relations: Act as a primary point of contact, resolving issues proactively and maintaining professional communication.
  • Operational Efficiency: Prioritise tasks, work independently in a fast-paced environment, and ensure efficient property turnover.
  • Letwell/Property Mark Integration: Assist with listing, marketing, and client briefings where required.

Qualifications & Experience

Essential

  • Proven experience in property management, real estate, or a related field.
  • Strong understanding of day-to-day property operations, tenancy law, and Scottish landlord-tenant regulations.
  • Excellent organisational and time-management skills, with the ability to multitask in a busy on-site role.
  • Professional knowledge of maintenance coordination, contractor management, and documentation practices.
  • Ability to analyze rental data, invoices, and basic financial processes.
  • Competence in using property management systems (if applicable).

Desirable

  • Qualified Property Professional holding a Letwell, Property Mark, or Safeagent qualification.
  • Previous experience working directly with tenants and landlords in a lettings or property management capacity.
  • Regional/local knowledge of Stirling’s rental market and compliance updates.
