Who are Exchange Residential?
Exchange Residential is a Newcastle-based lettings agency specialising in student and young professional accommodation. As part of Adderstone Group we manage a diverse and growing portfolio across the region.
Following a successful lettings season, we are looking to strengthen our team with an experienced, enthusiastic and sales-focused Property Manager.
Who are we looking for?
We’re seeking a confident and driven Property Manager with proven experience in lettings, ideally within the student market.
- You’ll be highly organised, commercially minded and comfortable managing both landlords and tenants in a fast-moving environment.
- You’ll take pride in delivering excellent service while also having the drive to secure lets and exceed targets.
- Strong communication and negotiation skills are essential, along with the ability to manage multiple priorities and work both independently and as part of a team.

- You’ll take ownership of a live portfolio, working closely with landlords, tenants and internal teams to deliver results.
- The role offers a balance of sales, property management and customer interaction, giving you real variety and responsibility.

The role – what you’ll be doing...
You’ll be responsible for the successful management and letting of a property portfolio, including:
Lettings & sales
- Handling property enquiries and arranging viewings
- Conducting viewings and negotiating with prospective tenants to secure leases
- Supporting ongoing marketing activity across multiple channels
Property & tenant management
- Managing tenant queries and providing day-to-day support
- Liaising with landlords to ensure properties are managed professionally and efficiently
- Carrying out property inspections in line with tenancy requirements
Compliance & administration
- Preparing and managing legal documentation, including ASTs
- Maintaining accurate records and ensuring high levels of administrative accuracy

Maintenance & operations
- Coordinating and managing property maintenance
- Liaising with contractors and suppliers to ensure timely resolution of issues
What you’ll bring
- Minimum 3 years’ experience in property lettings or property management (student lettings preferred)
- Proven sales ability and a target-driven mindset
- Experience using Alto Lettings Software would also be desirable
- Strong customer focus and relationship management skills
- Excellent organisation and prioritisation skills
- Clear and confident written and verbal communication
- Strong negotiation skills and attention to detail
- Self-motivation with a proactive, “can do” attitude
- Good IT and administrative skills (including MS Outlook and property management systems)
- Full, clean UK driving licence and access to your own vehicle
Additional information
Salary will be dependent on experience and discussed at interview.
