Block Manager | West Hampstead | Up to £45,000

If you're an experienced Block Manager who is personable, organised, proactive and enjoys dealing with people just as much as property, we'd love to hear from you.

The Role:

You'll be responsible for a quality portfolio of around 25 residential blocks, working closely with the directors and enjoying plenty of autonomy while having the support of an experienced, friendly team around you.

Your responsibilities will include:

  • Managing the day-to-day running of your portfolio.
  • Building strong relationships with leaseholders, residents, directors, freeholders and contractors.
  • Carrying out regular site inspections and following through on actions.
  • Managing statutory compliance including Health & Safety and Fire Risk Assessments.
  • Overseeing planned and reactive maintenance.
  • Managing Section 20 consultations and major works projects.
  • Obtaining quotations, instructing contractors and monitoring performance.
  • Managing insurance renewals and claims.
  • Preparing service charge budgets alongside the accounts team.
  • Chairing AGMs and residents' meetings.
  • Delivering an outstanding level of customer service throughout.

About You:

You'll already have experience managing a residential block portfolio and be confident working independently.

We're looking for someone who is:

  • Positive, energetic and genuinely enjoys working with people.
  • Friendly, approachable and an excellent communicator.
  • Well organised with strong attention to detail.
  • Commercially aware and solutions-focused.
  • Comfortable managing multiple priorities.
  • Experienced with Section 20s, compliance and major works.
  • Passionate about delivering excellent customer service.
