PMS Managing Estates
£27k - £32k subject to experience
Colchester based office
Role Overview
We’re looking for a confident Property Manager to take ownership of a diverse residential portfolio and deliver a consistently high standard of management.
This is a role for someone who can operate independently, make sound decisions, and build strong relationships with clients, residents and contractors—without needing close supervision.
You’ll be responsible for the full lifecycle management of your developments, ensuring they are well-maintained and compliant.
Role Expectations
This is a varied and fast-paced position where no two days are the same.
You’ll balance customer service, compliance, contractor management and financial oversight, while maintaining a proactive approach to portfolio performance.
You’ll be expected to identify issues early, take ownership of solutions, and continuously improve standards across your developments.

You’ll be successful in this role if:
- Your developments are compliant, well-maintained and running smoothly
- Clients and residents trust you as their main point of contact
- Budgets and service charges are well managed and transparent
- Contractor performance is high quality and cost-effective
- Communication is proactive, clear and professional
How You’ll Spend Most Of Your Time
Most weeks, you’ll be:
- Managing the day-to-day performance of your residential portfolio
- Carrying out regular site inspections and ensuring H&S compliance
- Building strong relationships with clients, residents, RMCs and RTMs
- Managing contractors and overseeing works to ensure quality and value
- Handling customer queries, complaints and escalations effectively
- Preparing reports and communicating updates to clients
- Supporting service charge budgets, expenditure and financial control
- Managing projects such as major works and redecorations
- Ensuring compliance with leasehold legislation and industry standards

Based in the office with site visits as required, trusted to manage your time and priorities effectively.

Experience That Helps
- Residential property management experience
- Strong customer service background
- Experience managing contractors and service delivery
- Understanding of leasehold legislation and compliance requirements
- Budget management and financial awareness
- TPI qualification (or willingness to work towards)
