Property Services Analyst – Internal Banking Position

The Role
The Property Services Analyst is responsible for:
- Financial oversight, analysis, and administration of property operational expenditure.
- Primary focus on service charge management for landlord-owned commercial assets.
- Budget planning, expenditure analysis, reconciliations, and invoice management.
- Financial reporting relating to property and facilities costs managed through external managing agents and service providers.
- Day-to-day operational management of the office environment, ensuring an efficient and professional corporate workplace.
- Close collaboration with Finance, Property Services, managing agents, contractors, and external consultants to ensure:
- Accurate cost control
- Operational efficiency
- Effective financial governance

Responsibilities
- Financial analysis of property and facilities-related costs.
- Preparation of service charge reconciliations and income statements.
- Processing and reviewing invoices for approval.
- Supporting budget planning and expenditure forecasting.
- Maintaining financial records and reports for regulatory compliance.
- Liaising between internal departments, external providers, and stakeholders.

Requirements & Skills
To thrive in this role, you will need:
- Experience in:
- Commercial property finance
- Service charge analysis
- Property accounting
- Real estate financial management
- Strong knowledge of commercial service charge budgeting and reconciliations (landlord perspective).
- Experience managing relationships with external managing agents and service providers.
- Experience reviewing and approving operational invoices and expenditure.
- Advanced analytical and numerical skills with meticulous attention to detail.
- Proficiency in Microsoft Excel, including:
- Financial modelling
- Reconciliations
- Data analysis
- Strong communication and stakeholder management abilities.
- Desirable (preferred) experience in:
- Banking, financial services, or institutional real estate environments
- RICS service charge best practice guidelines
- Ability to work well under pressure and operate autonomously.
- Willingness to work extra hours as required when needed.
