Role Description
You will lead the technical performance and operational resilience of our UK property portfolio, ensuring workplaces are reliable, compliant and fit for purpose. This is a brand-new opportunity to shape a proactive mechanical asset strategy from the ground up, driving long-term performance, sustainability and investment decisions.
Location: This role will be based primarily in our Guildford office with travel to other offices expected. Please note that this is a hybrid working role with the expectation that you attend the office a minimum of 2 days a week.
Salary Information
- Pay: Circa £70,000 per year.
- This is dependent on experience, skills and location and is part of our total reward package.
About You
- You improve workplace reliability and operational performance across a diverse property portfolio.
- You reduce repeat technical failures by leading root cause analysis and implementing long-term solutions.
- You own and maintain the Forward Maintenance Register (FMR) and develop robust lifecycle plans for key assets.
- You assess asset condition, risk and business impact to inform investment decisions.
- You align maintenance and capital planning with portfolio strategy and lease events.
- You act as the technical lead for Property, providing oversight and challenge to outsourced FM providers.
- You review engineering reports and challenge supplier proposals with confidence.
- You establish and maintain technical standards across the portfolio.
- You develop resilience plans for critical infrastructure and support business continuity activities.
- You identify opportunities to improve building efficiency and support decarbonisation initiatives.
- You analyse performance and energy data to optimise building performance.
- You build strong relationships across the business, translating technical issues into clear, commercial language.
- You present investment cases and technical recommendations to senior stakeholders.
- You lead technical reviews with suppliers, consultants and landlords.
- You will liaise with the Property Experience managers to deliver business outcomes.

Essential Skills
- Experience within technical facilities management.
- Strong knowledge of building services and mechanical infrastructure.
- Experience managing outsourced FM providers.
- Proven capability in asset lifecycle planning and maintenance strategy development.
- Commercial and financial awareness with the ability to prioritise investment effectively.
- Strong stakeholder engagement and communication skills, including presenting to senior audiences.
- Analytical approach to problem solving, including root cause analysis.
Desirable Skills
- IWFM, CIBSE, RICS or equivalent professional qualification.
- Experience within a corporate occupier environment.
- Sustainability, energy management and decarbonisation experience.
- Knowledge of resilience planning and business continuity.
- Responsible Artificial Intelligence usage.
