Quantity Surveyor
Commercial Manager / Quantity Surveyor
We are seeking an experienced Commercial Manager or Quantity Surveyor with a strong background in industrial construction projects to join our growing team. The successful candidate will oversee the commercial and contractual management of industrial developments from pre-construction through to final account settlement.
This role is ideally suited to someone with proven experience delivering warehouses, distribution centres, manufacturing facilities, logistics hubs, data centres, or large-scale steel-frame industrial builds.
The candidate must be commercially astute, highly organised, and capable of managing multiple stakeholders while protecting project profitability and contractual compliance.
Key Responsibilities
Commercial Management
- Manage all commercial aspects of industrial construction projects.
- Prepare, review, and administer contracts and subcontracts.
- Monitor project costs, cash flow, valuations, variations, and forecasts.
- Prepare monthly CVRs (Cost Value Reconciliations).
- Ensure projects are delivered within budget and maximise commercial performance.
- Identify and manage commercial risks and opportunities.
- Negotiate subcontractor packages and procurement schedules.
- Lead final account negotiations with clients and subcontractors.

Quantity Surveying Duties
- Produce accurate cost plans, estimates, and tender analysis.
- Manage applications for payment and certification processes.
- Assess and value variations, change orders, and compensation events.
- Prepare interim valuations and final accounts.
- Monitor subcontractor performance and payments.
- Maintain accurate project records and commercial documentation.
Project & Stakeholder Coordination
- Work closely with project managers, site teams, design consultants, and clients.
- Attend project meetings and provide commercial updates.
- Support procurement and supply chain management.
- Ensure contractual obligations and notices are managed correctly.
- Assist with dispute resolution and claims management where required.
Compliance & Reporting
- Ensure compliance with contractual, legal, and company procedures.
- Produce regular commercial reports for senior management.
- Support continuous improvement in commercial systems and controls.

Essential Requirements
- Minimum 5+ years experience in a Commercial Manager or Quantity Surveyor role.
- Proven experience delivering industrial construction projects.
- Strong knowledge of:
- Steel-frame industrial units
- Warehousing and logistics facilities
- Groundworks and civils packages
- Cladding and roofing systems
- M&E coordination within industrial environments
- Experience administering JCT and/or NEC contracts.
- Excellent cost management and forecasting skills.
- Strong negotiation and communication abilities.
- Proficient in Microsoft Excel and commercial management software.
- Full UK driving licence.
Desirable Qualifications
- Degree qualified in Quantity Surveying, Commercial Management, or Construction Management.
- MRICS or working toward chartership.
- Experience with design & build contracts.
- Experience managing projects valued £5m-£50m+.
