Quantity Surveyor

Quantity Surveyor – Orbit Housing Contract (Stratford-upon-Avon)

About the Role

Due to our ongoing growth, we are currently recruiting for a driven and professional Quantity Surveyor to join our Orbit Housing contract, based in our Stratford-upon-Avon office. You will report to the Commercial Manager and work collaboratively with Operations Management as part of a cohesive team of 10, acting as a competent leader within the surveying structure while supervising junior team members.

This critical role emphasises accurate and timely reporting, with a core focus on building strong stakeholder relationships—both internally and externally—to secure value for money and fair market value from the supply chain. As we prioritise Planned Works (London Borough of Ryde is a specific focus), success in Project Surveying or Quantity Surveying with expertise in refurbishment or elemental residential upgrades (e.g. social housing) is highly advantageous. Our planned works portfolio ranges from £1 million to £15 million in value, with specialty focus areas including:

  • Roofing replacements
  • Kitchen and bathroom refurbishments
  • Window and door refurbishments
  • Electrical testing and inspection programmes

You will handle supply chain relations, oversee existing and local suppliers, and utilise IT systems like Excel and Connect for daily data input and reporting.


The Customer

Our contract with Orbit Housing covers over 17,000 households across:

  • Stratford-upon-Avon
  • Coventry
  • Nuneaton
  • Northampton
  • Milton Keynes
  • Bedford

Working across multiple streams including:

  • Planned refurbishments and upgrades
  • Re-roofing
  • Repairs & Maintenance services
  • Void management
  • Capital projects

Duties and Responsibilities

  • Ensure contractual obligations and profit maximisation—negotiate negotiations to secure the company’s full entitlement under agreed contract terms.
  • Financial target performance—demonstrate project delivery that exceeds budget targets.
  • Scheduled rates application—specifically referencing/guidance as per the National Housing Federation Standards of Reference (NHF SORs); act as the designated contractual subject matter expert.
  • Cash flow optimisation—ensure proactive monthly invoicing, robust dispute-resolution processes, and uncapped cash receipts.
  • Data-driven decision-making—monitor and analyse financial reports (e.g. Cost Value Reconciliations, Cost Value Comparisons), support finance and operations with job-cost vs revenue reporting, spotlight areas requiring cost control focus.
  • Dispute mitigation—proactively identify and escalate potential commercial disputes to relevant teams.
  • Commercial reporting—support the Commercial Manager in preparing all documentation on time for CVR, CVCs, and reporting front division.
  • Maintain governance and cost transparency through robust financial forecasting and control mechanisms.

Requirements

Essential Criteria

  • Proven experience in Quantity Surveying.
  • Degree in a related field (or equivalent) considered.
  • Advanced IT proficiency, with expert-level Excel (including pivot tables, VLOOKUP functions, and formula development).
  • Excellent negotiation and communication skills—crucial for both internal and supplier interactions.
  • Strong knowledge of memorandum and articles and adherence to industry-standard contract conditions.
  • Ability to organise tasks with rigorous deadlines management.
  • Full UK driving licence for field attendance obligations.

Desired Criteria

  • Hands-on experience within the Social Housing sector, familiarity with Orbit/Housing Association frameworks or contracts, and awareness of NHF SORs.
  • Lower tier project management experience, specifically in works characterised by:
    • Refurbishments (single/double dwellings)
    • Elemental works (also housing retrofit astute)
    • Budget funding chains (ongoing work revenues ranging £1M–£15M)
