Overview

Our client is a well-established property developer delivering luxury new build residential projects across London and the South East.

The Role

The Quantity Surveyor will be responsible for the commercial and contractual management of subcontract packages from procurement through to final account, ensuring strong financial control, contractual compliance, and project profitability.

Working closely with project teams, subcontractors, and senior management, you will play a key role in delivering high-quality developments while effectively managing commercial risk.

Skills

  • Excellent working knowledge of JCT and NEC contracts
  • Degree, HNC/HND in Quantity Surveying, Commercial Management, or similar
  • Strong commercial awareness and financial management skills
  • Excellent negotiation and stakeholder management abilities
  • Full right to work in the UK

Key Responsibilities

Commercial & Contract Management

  • Managing subcontract procurement from tender through to contract award
  • Preparing and issuing tender documentation
  • Leading commercial evaluations and subcontractor negotiations
  • Managing subcontract agreements, variations, and change control
  • Preparing valuations, applications for payment, and final accounts

Cost Control & Financial Management

  • Monitoring project costs and commercial performance
  • Producing cost reports, forecasts, and CVRs
  • Managing subcontractor payments and commercial reporting
  • Identifying and managing commercial risks and opportunities

Subcontractor & Stakeholder Management

  • Monitoring subcontractor performance against programme and quality requirements
  • Maintaining contractual records and project documentation
  • Managing commercial correspondence and contract administration
  • Liaising with clients, consultants, project teams, and subcontractors
  • Supporting dispute resolution and commercial negotiations where required

Compliance

  • Ensuring subcontractors comply with contractual and Health & Safety requirements
  • Managing subcontract close-out, retention release, and final account agreements
  • Maintaining accurate commercial records throughout the project lifecycle

Requirements

Essential:

  • Experience delivering high-end residential developments
  • Experience on projects exceeding £50m
  • Membership of RICS, CICES, or similar professional body
  • Experience mentoring junior commercial staff
