Quantity Surveyor - High-End Residential Development
We are seeking an experienced Quantity Surveyor to join the project team on a prestigious £60m high-end residential development in West London. The role will be responsible for the commercial management of the project from pre-construction through to final account, ensuring cost control, value optimisation, and contractual compliance while maintaining the highest quality standards expected of a luxury residential scheme.

Key Responsibilities
Commercial & Financial Management
- Manage all commercial aspects of the project in line with company procedures and financial targets
- Prepare, monitor, and report on project budgets, cost plans, forecasts, and cash flows
- Control costs, manage risk, and maximise value through effective procurement and commercial strategies
- Prepare and agree interim valuations, variation accounts, and final accounts
Procurement & Subcontract Management
- Lead procurement of subcontract packages, including tender analysis, negotiations, and award recommendations
- Draft, agree, and manage subcontract and supplier agreements
- Assess and certify subcontractor applications, variations, and contra charges
- Monitor subcontractor performance and commercial compliance

Contract Administration
- Administer the main contract and subcontracts (typically JCT Design & Build or similar)
- Ensure contractual notices, instructions, and records are issued and maintained correctly
- Manage change control processes, including valuation of design development and client variations
Stakeholder & Project Team Liaison
- Work closely with the Project Manager, Site Team, Design Team, and Client representatives
- Attend progress meetings and provide commercial input and reporting
- Maintain strong relationships with clients, consultants, and supply chain partners
Risk & Reporting
- Identify commercial risks and opportunities and implement mitigation strategies
- Produce accurate monthly cost reports and forecasts for senior management
- Support dispute avoidance and resolution where necessary
Essential Skills & Experience Required
- Proven experience as a Quantity Surveyor on high-value residential or mixed-use projects (£30m+)
- Strong knowledge of UK construction contracts, particularly JCT
- Experience working on high-end or luxury residential developments with premium finishes
- Excellent commercial awareness and cost control skills
- Strong negotiation, analytical, and reporting abilities
- Ability to work independently and as part of a wider project team

Desirable
- Degree qualified in Quantity Surveying or Commercial Management
- Membership or working towards membership of RICS or CIOB
- Experience working with London clients, designers, and specialist subcontractors
