CNX Recruitment are delighted to be recruiting on behalf of a well-established and highly respected luxury residential contractor, renowned for delivering exceptional bespoke homes and high-end renovation projects across Edinburgh and the Lothians.

This is an outstanding opportunity for an experienced Quantity Surveyor to join a growing business where you'll play a pivotal role in the commercial success of prestigious residential developments. Working closely with the Directors and Project Management team, you will take ownership of the commercial function across multiple live projects from inception through to final account.

The Role

As the Commercial Lead, you will be responsible for ensuring projects remain commercially successful while maintaining the exceptional standards expected on high-value, bespoke residential developments.

Key Responsibilities

  • Manage the commercial performance of multiple live construction projects.
  • Prepare and manage project cost plans, valuations, variations, and final accounts.
  • Negotiate and procure subcontract packages.
  • Identify, price, and agree project variations in a proactive manner.
  • Build and maintain strong relationships with clients, architects, subcontractors, and suppliers.
  • Monitor project costs, labour expenditure, and profitability.
  • Identify commercial risks and provide practical solutions.
  • Support the Directors with tender pricing and securing future projects.
  • Utilise digital construction management systems to manage commercial reporting and project costs.

About You

The successful candidate will have:

  • Proven experience as a Quantity Surveyor within the construction industry.
  • Strong knowledge of cost management, contract administration, and variation management.
  • Excellent commercial awareness and negotiation skills.
  • Ability to interpret drawings and technical documentation.
  • A proactive, organised, and solutions-focused approach.
  • Excellent communication skills with the confidence to engage professionally with clients and subcontractors.
  • Full UK Driving Licence.

Desirable

  • Experience working on luxury or high-end residential construction projects.
  • HNC, HND, or Degree in Quantity Surveying or a related construction discipline.
  • RICS membership or working towards chartership.
