Quantity Surveyor Role

Location: Office-based, Holborn, London. With regular travel to project sites throughout Central London and Scotland.

Role Overview

The Quantity Surveyor will be responsible for the commercial management of construction projects from post-contract through to final account. Working closely with the Project Manager and Director, the role will ensure that projects are procured effectively, managed within budget, and delivered in accordance with contractual obligations and company objectives.

Procurement

  • Agree procurement and subcontracting strategies with the Project Manager and Contracts Manager.
  • Prepare labour-only, supply-and-fit, and specialist subcontract packages for tender.
  • Source, assess, and engage suitable labour, subcontractors, and suppliers in line with project requirements.
  • Examine returned quotations and tender submissions, identifying value engineering opportunities where appropriate.
  • Prepare tender comparison schedules and procurement recommendations for the project manager and director.
  • Assist in preparing and managing procurement schedules to ensure all packages are awarded in line with programme requirements.
  • Arrange and attend subcontractor pre-contract interviews alongside the Project Manager and Director.
  • Negotiate subcontract terms, scope of work, and commercial agreements.
  • Organise subcontractor orders and contract award meetings, ensuring all required commercial, financial, and health & safety documentation is obtained.
  • Monitor secured subcontract sums against tender allowances and approved project budgets.
  • Liaise with consultants, design teams, subcontractors, and suppliers to resolve procurement-related queries.

Cost Planning & Contract Analysis

  • Compile and analyse all project costs, including subcontractor quotations, supplier costs, consultant fees, and statutory authority charges.
  • Prepare detailed project budgets, cash flow forecasts, and cost plans covering labour, plant, materials, and subcontract packages.
  • Agree project budgets with the Senior Surveyor and provide the Contracts Manager with comprehensive commercial handover information.
  • Identify commercial risks and opportunities throughout the project lifecycle.
  • Monitor project expenditure and produce monthly cost value reconciliations (CVRs).
  • Prepare management reports highlighting project performance against budget and forecast outcomes.
  • Support the assessment and valuation of variations, compensation events, and contractual changes.

Valuations & Payments

  • Measure, verify, and agree on subcontractor valuations in conjunction with the Project Manager.
  • Prepare and process recommendations for subcontractor and supplier payments.
  • Prepare interim applications and valuations for submission to clients.
  • Monitor project cash flow and provide accurate payment forecasts to the Finance Director.
  • Maintain accurate records of all valuations, payments, variations, and contractual correspondence.
  • Assist with the management and recovery of client payments and outstanding accounts where required.

Final Accounts & Project Close-Out

  • Obtain and maintain records of all relevant warranties, guarantees, certificates, and operation & maintenance documentation.
  • Agree final accounts with subcontractors, including variations, omissions, and contra-charges.
  • Support the preparation, negotiation, and settlement of final accounts with clients.
  • Ensure all commercial aspects of the project are closed out efficiently and accurately.
  • Contribute to lessons learned reviews and commercial reporting at project completion.

Site Involvement

  • Undertake regular site visits to monitor progress and verify completed works.
  • Attend site meetings and maintain close liaison with site management teams, subcontractors, and consultants.
  • Provide commercial support to site teams and assist in resolving project-related issues.
  • Ensure accurate records are maintained to support valuations, variations, and contractual claims.
