Job Summary
Our regional commercial teams are integral to the successful delivery of every Taylor Wimpey project.
This role presents an opportunity to join a dynamic team, assisting with procurement, commercial, and contractual aspects of the Build Unit (BU). The responsibilities span interactions with all project stakeholders, including but not limited to:
- BU Management Team (BUMT)
- Site teams
- Subcontractors
- External suppliers
- Joint Venture (JV) and Development partners
Primary Responsibilities
Scheduling & Quantification
- Schedule and quantify materials and labour effectively.
Compliance & Quality Assurance
- Ensure commercial procedures comply with Taylor Wimpey’s (TW) Commercial Manual and Operating Framework.
- Collaborate across departments to ensure project viability and drive cost effectiveness.
- Maintain compliance with specs, programmes, and quality standards.
Financial Management
- Process applications and payments while resolving issues with the Finance Department.
Budgeting & Forecasting
- Assist in WIP (Work In Progress) and cash flow forecasting.
- Monitor, reconcile, and recharge shared costs—both within the Group and external companies.

Project Budget Management
- Calculate prime costs on developments and report cost movements since the funding exercise.
- Contribute to preparing Project Budgets for Business Unit Management Team (BUMT) approval.
Site and Technical Coordination
- Maintain the development budget in both Coins and Bill of Quantities (BoQ).
- Manage *Right to Buy (RSL) valuations and attend site meetings.
Cost & Contract Monitoring
- Monitor and report all cost movements within project valuations.
- Process payments for contractors, subcontractors, and consultants, including variation orders and day works costs.
- Review variations on third-party projects and liaise with the Technical Project Manager for approvals.
Reporting & Analytics
- Conduct monthly site valuations at budgeted costs.
- Complete Commercial Valuation Reconciliation (CVR) process and prepare/represent finance meeting materials.
- Develop and maintain Cost to Complete (CTC) reports, ensuring the current budget remains accurate.
- Forecast final accounts and prepare/represent cost-to-complete reports.
Governance & Compliance Awareness
- Stay updated on applicable codes of practice (e.g., Building Regulations, NHBC standards, HSE guidelines).
- Improve accuracy in estimating processes aligned with guidelines.
Administrative & Meeting Roles
- Attend meetings including Pre-Start, Pre-Tender, specification setup, and ad-hoc sessions as required.
- Maintain computerised databases/systems, including Coins and Excel.
Site Engagement
- Frequently visit sites to fulfil commercial functions.
General Directives
- Perform any other duties directed by the Senior Commercial Manager.
Experience, Qualifications, & Technical Requirements
Knowledge & Certifications
- Good understanding of Building Regulations, NHBC, and Health & Safety (HSE) standards.
- Preferred: Industry-related professional qualifications.
- Experience managing both internal and external clients.
