Quantity Surveyor – Main Contractor (New Build Residential) Location: St Albans Salary/Package: £65,000 – £75,000 + Travel/Car Allowance + Private Medical + Pension + Discretionary Bonus + Annual Leave
O’Neill and Brennan are currently recruiting for an experienced Quantity Surveyor to join a leading main contractor, specialising in a high-quality new build residential development in St Albans. This is a fantastic opportunity to work with a respected contractor who has a strong pipeline of secured projects, delivering premium residential schemes across the Home Counties and London.
The Quantities Surveyor will take a key role in commercial project delivery, responsible for either procuring and managing high-value subcontract packages or overseeing smaller projects independently, depending on experience.
This role will be based in an experienced and supportive commercial team, offering substantial opportunities for long-term progression within a rapidly growing and successful contractor.

Role Overview
- Title: Quantity Surveyor
- Project Focus: New Build Residential Development
- Location: St Albans
- Salary Range: £65,000 – £75,000 + benefits package
- Start: Available ASAP or flexible for the right candidate
- Contract Type: Permanent
Key Responsibilities

Procurement & Contract Management:
- Procurment and commercial management of high-value subcontract packages, from initial tendering through to final account settlement
- Preparation of subcontract enquiries, tender analysis, negotiations and recommendations for award
- Management of subcontractor payments, valuations, variations, and final accounts

Cost & Risk Management:
- Assistance with cost reporting, Cost Verification Reports (CVRs), forecasting, and monthly commercial reporting
- Close collaboration with site management, design teams, and procurement to ensure project success
- Identification and mitigation of commercial risks; maximisation of cost-saving opportunities throughout the project lifecycle
- Maintenance of strong cost control measures

- Stakeholder Relations:
- Construction and maintenance of positive relationships with clients, consultants, and supply chain partners
Key Requirements
- Proven main contractor experience as a Quantity Surveyor
- Hand-on experience delivering new build residential projects
- Subcontract expertise: Either:
- Proven procurement and management of high-value subcontract packages, or
- Hands-on experience of commercially managing independent smaller projects
- Strong commercial acumen with:
- Excellent negotiation and communication skills
- Location: Willingness and ability to commute to St Albans
