Regional Marketing Manager
Location: Stockton-on-tees (Hybrid Working Available)
Salary: Competitive DOE
Working Pattern: Full Time | Hybrid Working Available
An exciting opportunity has arisen for an experienced and commercially minded Regional Marketing Manager to join a growing regional housebuilder. This is a standalone role offering the opportunity to take full ownership of the regional marketing function, working closely with senior leadership to develop and deliver creative marketing campaigns that drive enquiries, support sales performance and enhance brand awareness.
This role would suit a proactive Marketing Manager who enjoys taking ownership, thinking strategically and delivering campaigns from concept through to completion. Whilst experience within housebuilding would be advantageous, candidates from other property, construction or consumer marketing backgrounds are also encouraged to apply.
The Role
The successful candidate will be responsible for planning and delivering all regional marketing activity across multiple developments, ensuring campaigns are targeted, effective and aligned with the wider business strategy.
Responsibilities
- Developing and delivering regional marketing campaigns across multiple developments.
- Creating marketing strategies that drive enquiries and support sales performance.
- Working closely with Sales Managers to understand each development, target audience and unique selling points.
- Managing relationships with external marketing, PPC, social media and PR agencies.
- Coordinating digital marketing campaigns across social media, PPC, property portals and websites.
- Writing creative briefs for designers and marketing partners.
- Monitoring website content, development listings and digital marketing activity to ensure accuracy and consistency.
- Coordinating new development launches and promotional campaigns.
- Planning and supporting PR opportunities, development launches and community events.
- Producing engaging marketing content, press releases and promotional material.
- Monitoring campaign performance and analysing ROI using marketing data and reporting.
- Managing regional marketing budgets and ensuring spend is effectively controlled.
- Ensuring all marketing activity complies with GDPR and relevant advertising regulations.
- Working closely with senior management to continuously improve marketing performance and customer engagement.

About You
The ideal candidate will have:
- Previous experience within a Marketing Manager or Regional Marketing role.
- Strong experience planning and delivering multi-channel marketing campaigns.
- Experience managing external marketing agencies.
- Knowledge of digital marketing, including PPC, paid social media and online advertising.
- Excellent organisational and project management skills.
- Strong copywriting and communication abilities.
- Commercial awareness with the ability to analyse campaign performance and ROI.
- Experience managing marketing budgets.
- A proactive, hands-on approach with the ability to work independently.
- Excellent stakeholder management skills and the confidence to work with senior leadership.
