Regional Operations Manager (BTR)
Location: Leeds, Manchester or Birmingham (Regional Travel Required)
Salary: c£70,000–£80,000 + Benefits
We are recruiting for an experienced Regional Operations Manager to join a leading Build to Rent (BTR) operator, overseeing a portfolio of residential communities across the UK.
Reporting to the Head of Operations, you'll be responsible for driving operational performance, delivering an exceptional resident experience, and leading high-performing on-site teams across multiple locations.
Key Responsibilities
- Oversee the day-to-day operations of a regional BTR portfolio.
- Lead, coach and develop General Managers, Resident Managers and Property Managers.
- Drive customer satisfaction, occupancy and operational excellence.
- Manage budgets, reporting and financial performance.
- Ensure compliance with all health & safety and regulatory requirements.
- Support the mobilisation of new developments and continuous operational improvements.
- Build strong relationships with internal stakeholders, contractors and service partners.
- Act as the escalation point for operational issues across the portfolio.

About You
You'll have:
- Proven experience managing multiple sites within the Build to Rent (BTR), PBSA or residential property sector.
- Strong leadership skills with experience managing and developing multi-site teams.
- Commercial awareness and experience managing operational budgets.
- Excellent communication, organisation and stakeholder management skills.
- A proactive, customer-focused approach with the ability to drive performance and continuous improvement.
- Flexibility to travel regularly across your region.

Desirable: IRPM, ARLA or other relevant property qualifications.
