About The Role

As a Regional Property Manager, you will lead the day-to-day operation of our properties across your assigned region. Your responsibilities include:

  • Overseeing non-routine compliance and planned maintenance
  • Managing property upgrades and replacements
  • Ensuring safe project delivery and compliance with legislative requirements

You’ll be the primary point of contact for regional property-related issues—working seamlessly with Property Helpdesk, Branch Teams, and Supply Chain while maintaining a customer-centric mindset.

This role demands strong property and project management experience, excellent communication skills, and a commitment to safety (Think Safe, Work Safe, Home Safe).


Main Responsibilities

  • Promote and uphold a positive safety culture, ensuring compliance with legislation and group policies.
  • Handle lease management, rent reviews, payments, and rates.
  • On-site management of contractors and suppliers, ensuring works are planned, documented, and executed safely and efficiently.
  • Act as the first point of contact for property-related queries, resolving issues within authority or escalating as needed.
  • Lead development, maintenance, and review of local operating procedures and Preventative Maintenance Workflows (PPMs).
  • Build strong relationships with contractors, suppliers, and stakeholders, ensuring high-quality, safe, and cost-effective deliveries.
  • Maintain up-to-date property asset information, including drawings, maintenance logs, condition reports, and service records.
  • Conduct and coordinate property audits (internal and external) to ensure compliance and documentation accuracy.
  • Manage the supply chain matrix for compliance, auditing work, and attending contract review meetings.
  • Oversee regional property budgets annually, tracking expenditure and ensuring financial processes are followed for overspends.
  • Enforce adherence to group and local property management procedures, reporting and escalating non-conformances.
  • Provide compliance and performance reporting as required by deadlines.
  • Conduct scheduled inspections to monitor works and flag maintenance or repair needs.
  • Participate in business risk identification and mitigation, inputting measures into our Assure system.
  • Develop, test, and implement site emergency procedures, ensuring compliance with standards.
  • Contribute to asset and fabric maintenance/upgrade strategies, focusing on efficiency and cost-effectiveness.
  • Lead asset upgrade/replacement projects, ensuring safe, accurate, on-time, and budget-compliant execution.
  • Manage direct report performance, conduct, and development, setting SMART objectives and delivering corrective actions.
  • Closely monitor industry innovations and legislative changes, assessing value for implementation.
  • Support environmental, sustainability, and ESG initiatives, including utility usage tracking for EMS objectives.

Qualifications & Experience

Required:

  • Current IWFM membership (Member grade or above), with an equivalency qualification.
  • NEBOSH General Certificate (or willingness to pursue it).
  • Relevant experience in property/facilities management, building maintenance, or construction project management.
  • Demonstrable technical understanding of mechanical/electrical/fabric systems.
  • Budget oversight and financial management experience.

Preferred but advantageous:

  • Experience with computer-aided facilities management (CAFM) systems.
  • Strong background in commitment-based management.
  • Ability to author procedures, processes, and maintain compliant records.
