Regional Revenue Manager – Liverpool (Remote + Travel)

Homes for Students is the UK’s largest independent provider of student accommodation, and we’re seeking a Regional Revenue Manager to join our Sales team based in Liverpool, working 40 hours per week (9:00 AM – 5:30 PM, Mon–Fri).


About the Role

The Regional Revenue Manager will deliver a robust sales strategy across their allocated properties, ensuring occupancy targets are met while maximising revenue opportunities. Key responsibilities include:

  • Encouraging behaviours that boost lead generation, conversion, and retention
  • Collaborating with internal/external stakeholders to drive performance
  • Achieving 100% occupancy via the end-to-end sales process
  • Analysing results, identifying opportunities, and improving conversion metrics
  • Focusing on revenue growth, cost reduction, business development, and team enhancement (coaching, training)
  • Monitoring local market opportunities, competitor activity, and pricing dynamics
  • Ensuring effective campaign delivery and deep understanding of property USPs

While the role is remote-first, travel is required: ✔ Regular visits to allocated properties ✔ National/regional meetings (client/stakeholder engagements) ✔ Occasional overnight stays as needed


Key Responsibilities

Strategy

  • Launch and implement property-specific sales strategies to hit occupancy and revenue goals.
  • Monitor sales metrics, demographic trends, and acted on opportunities/risks.
  • Drive revenue initiatives during sales cycles, liaising with internal teams and clients.
  • Work with the Head of Revenue to adjust agent/incentive budgets.
  • Obtain client approval for pricing and budget decisions before campaign launches.
  • Lead client communication, reporting strategy updates (positive/negative), and securing approvals.

Team & Onsite Activity

  • Ensure rebooker targets are met and all customer leads are followed up.
  • Track sales funnel progress and document customer journeys.
  • Oversee onsite teams to streamline enquiry logging and compliance with sales processes.
  • Review and improve customer touchpoints (show-flats, viewings, social media, student experience, reviews).
  • Complete annual sales performance reviews (PVR) for all properties (target: 2 per property/year).
  • Conduct sales training to enhance team conversion rates.
  • Support summer revenue targets and collaborate with Regional/Area Managers.
  • Host/attend regional/meeting updates, sharing best practices and identifying improvements.
  • Provide clear feedback on booking system features and request updates.

Market Knowledge

  • Conduct competitive analysis and demonstrate deep market awareness.
  • Master property-specific value propositions (USPs) and local opportunities for growth.
  • Partner with the marketing team to develop lead-generation initiatives.

Partnerships

  • Maintain strong relationships with International Business Development Manager, Partnerships Manager, and agents.
  • Identify and nurture international agent partnerships aligned with property needs.
  • Build local relationships for referral/nomination deals.
  • Secure Nominations agreements within the region with partnerships support.
