Regional Support Lead (CMMS, Methods & Reliability Engineering Lead) – Remote

About the Role

CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are searching for a Regional Support Lead to work remotely on one of our busy contracts within the CDG Operations leadership team.

This is a strategic technical specialist position responsible for driving maintenance excellence across the EMEA estate. The CMMS, Methods & Reliability Engineering Lead will:

  • Own the end-to-end integrity of the Computerized Maintenance Management System (CMMS)
  • Standardize maintenance methods and job plans
  • Establish a robust governance and KPI reporting framework
  • Embed reliability-centered thinking across hard service trades

The role involves close collaboration with the Operations Director and trade team leads, acting as the key interface between operational delivery and data-driven performance management. This is a high-impact, highly visible position requiring technical expertise, leadership ability, and influence across a diverse, multilingual team.


Key Responsibilities

CMMS Administration & Governance

  • Analyse CMMS failure history to establish MTBF (Mean Time Between Failures) and MTTR (Mean Time To Repair) trends, driving improvements
  • Champion the transition from reactive to predictive and condition-based maintenance, introducing monitoring technologies through vendor partnerships
  • Develop an asset lifecycle plan aligned with the contract lifecycle, supporting investment prioritisation and capital expenditure planning
  • Produce reliability reports and failure trend analyses for senior leadership and client presentations
  • Own CMMS (Si7, Maximo or equivalent) configuration, data integrity, and governance:
    • Define and maintain a robust Work Order (WO) lifecycle framework (creation → assignment → execution → close-out)
    • Establish coding standards, asset hierarchies, failure codes, and priority classifications
    • Lead the Zero Overdue (Zero OD) initiative by driving backlog reduction through data visibility, escalation, and processes
    • Liaise with trade leads and vendors to ensure WO accuracy, compliance, and timely maintenance tracking
    • Develop CMMS training materials and onboard new team members
    • Manage interfaces between CMMS data and client reporting to ensure real-time accuracy

MethodEngineering & Standardization

  • Develop, maintain, and refine astandardised Preventive Maintenance (PM) task list library and job plans for:
    • Electrical | HVAC | Plumbing | Fire & Life Safety | Elevators | Fluids | Automatic Doors
  • Define maintenance method statements and Safe Operating Procedures (SOPs) aligned with regulatory, OEM, and contractual obligations
  • Optimise PM frequencies and task scopes based on asset criticality, failure history, and compliance requirements
  • Ensure job plans include resource requirements, spare parts, PTW linkages, and time estimates
  • Collaborate with the Technical Director to review and approve new maintenance procedures before CMMS integration

Governance & Performance Reporting

  • Design and maintain a KPI framework for operational performance, including:
    • Planned vs. reactive maintenance ratio
    • SLA compliance
    • Backlog ageing
    • WO completion rates
    • First-time fix rates
  • Generate weekly, monthly, and quarterly performance reports for internal leadership and the FedEx client
  • Manage real-time visual dashboards (Vantage) to surface performance metrics
  • Own escalation processes for technical backlog and due-date extensions, ensuring transparent client communication
  • Track regulatory compliance documentation (fire safety, HVAC, electrical, elevators, pressure vessels) within Si7
  • Support the Operations Director in preparing QBR content, including trend analysis and corrective actions
  • Build a continuous improvement governance cycle, identifying systemic failures, root causes, and tracking action implementation

Essential Requirements

  • Minimum 5 years’ experience in facilities management, maintenance engineering, or reliability engineering
  • Proven expertise in CMMS administration and governance, especially with Si7, Maximo, or equivalent enterprise platforms
  • Strong knowledge of hard services maintenance across at least three of the following:
    • Electrical | HVAC | Plumbing | Fire & Life Safety | Elevators
  • Experience developing and standardising:
    • PM job plans
    • Task lists
    • Maintenance SOPs
  • Skills in performance reporting, KPI framework design, and dashboard development (Vantage, Excel, or equivalent)
  • Expertise in reliability engineering methodologies:
    • Failure Modes & Effects Analysis (FMEA)
    • Reliability-Centered Maintenance (RCM)
    • Root Cause Analysis (RCA)
    • Criticality assessment
  • Strong analytical capabilities to extract insights from datasets and translate into strategic action
