Repairs & Maintenance Surveyor – Social Housing
Location: Hybrid from Carlisle or Workington, with travel across Cumbria Salary: £40,116–£42,755 Contract: Permanent, full-time Hours: 36.25 hours per week with flexitime
⚠️ NOTE: Social housing experience is essential.
About the Role
We are recruiting an experienced Repairs and Maintenance Surveyor to join a well-established housing provider managing over 7,400 homes across Cumbria and Northern England.
This role is open to candidates with a background in surveying, construction, or trades. You do not need fresh university experience nor a surveying degree—proven expertise matters more.

- Repairs or Maintenance Surveyor
- Property Surveyor
- Building Inspector
- Voids Surveyor
- Repairs Supervisor
- Maintenance Supervisor
- Trade Supervisor within social housing
Responsibilities
You will manage housing repairs and property works from inspection to completion, covering:
- Inspections: Occupied and empty homes
- Diagnostics: Building defects and repair issues
- Planning & Estimates: Preparing specifications, schedules, and cost analyses
- Contractor Engagement: Appointing and managing contractors
- Works Overseeing: Responsive repairs, voids, and planned maintenance
- Quality Control: Monitoring against budgets, timelines, and targets
- Post-Inspections and compliance work
- Resident Reflections: Handling sensitive discussions, complaints, and disputes
- Budget Management: Invoicing accuracy and financial oversight
- Stock Condition Support: Addressing damp, mould, and disrepair

Essential Requirements
✅ Prior experience in:
- Social housing, a housing association, local authority, or registered provider
- Construction, repairs, or property maintenance background
- Property inspections, defect diagnosis, and building defect analysis
- Contractor/tradesperson management and repair process oversight
- Handling resident interactions, particularly conflict or sensitive scenarios

✅ Qualifications:
- A Level 3 trade certificate or construction qualification (minimum requirement)
- Full UK driving licence + reliable transportation
✅ Operational:
- Available for Carlisle or Workington base with flexible travel across Cumbria
- Trade Backgrounds? Must have transitioned into supervision, inspections, or contractor management in property services.
Desirable Assets
• Degree-level qualifications (HNC, HND) in Construction/Building Surveying • Health & safety certifications • Professional memberships (RICS or CIOB) • Exposure to: voids, disrepair, damp/mould, or planned-maintenance systems
