Residence Manager – Birmingham
Salary: £38,000
Contract: Permanent, 42.5 hours per week
About the Role
Vita Student, a provider of modern, luxury student accommodation, seeks a **Residence Manager to oversee daily operations at one of their premium Birmingham properties. The ideal candidate will ensure a safe, welcoming, and luxurious environment for residents while managing a team, maintaining standards, and resolving operational challenges with finesse.
Our apartments feature studios and shared spaces, blending style, comfort, and luxury with state-of-the-art amenities. This role is critical and highly visible, directly impacting resident satisfaction and brand reputation.
Key Responsibilities
Leadership & Team Management
- Lead a multidisciplinary team including Assistant Managers, Supervisors, Maintenance Operatives, Customer Service, and Housekeeping.
- Foster a positive work environment rooted in clear communication, empathy, and high performance standards.
- Streamline best practices to ensure service excellence and operational efficiency.
Tenant Management
- Handle all resident enquiries, complaints, and disputes with professionalism and solutions.
- Maintain strong relationships with tenants and guests to foster loyalty.
Maintenance & Property Oversight
- Coordinate repairs and maintenance requests, ensuring timely resolution.
- Conduct property inspections to identify and address issues promptly.
Financial & Budgetary Management
- Manage tenant agreements and monitor Profit & Loss (P&L) metrics.
- Identify cost-saving opportunities without compromising luxury amenities.

Health, Safety & Compliance
- Enforce building regulations and safety protocols to ensure compliance and minimal risks.
- Serve as the first point of contact for emergencies, prioritising resident safety.
Marketing & Events
- Promote vacant studios, organise property viewings, and manage the leasing process.
- Coordinate community events and initiatives to enhance resident experience.
Who We’re Looking For
Professional Experience
- Overseen team management (with staff of 6+), including daily operations and budgeting.
- Demonstrated success in a premium/luxury brand role, acting as an ambassador who embodies and promotes brand values.
- Experience in brand communication, customer service programmes, and budget management.
- In-depth knowledge of facilities management, maintenance protocols, and safety compliance.
- Proven ability in negotiating contracts and cost-reduction strategies.
Technological Aptitude
- Proficiency in using various technology systems and software to manage operations efficiently.
Personal Characteristics
- Outstanding interpersonal and leadership skills to inspire teams and resolve conflicts.
- Strategic mindsets with adaptability and resilience for a varied, rotational schedule.
- Results-driven attitude, exemplifying the company’s commitment to excellence.
- Flexibility: Working hours may commence as early as 7am and extend until 9pm. Average weekly expectations include 2 late finishes and 1 weekend shift every 3-4 weeks.
