Full Time (Hybrid working 3 days a week in office) Salary: Depending on experience
Job Overview
We are a successful and growing residential block management company looking to recruit an experienced Residential Block Manager to join our friendly and supportive team.
Key Responsibilities
- Manage a portfolio of residential leasehold properties across North West London and the surrounding areas
- Carry out monthly property inspections and prepare detailed site reports
- Arrange and oversee the maintenance of communal areas in accordance with lease obligations
- Prepare and manage major works projects, ensuring compliance with the Section 20 consultation process
- Prepare annual service charge budgets and accompanying explanatory notes, ensuring they are completed, approved, and issued before the billing period
- Ensure all developments within the portfolio are adequately insured, including buildings, property owners' liability, and employers' liability insurance where applicable
- Attend AGMs and EGMs for Resident Management Company (RMC) clients as required
- Arrange and monitor Health & Safety compliance, including all associated inspections and remedial works
- Appoint, manage, and supervise contractors across the portfolio
- Build and maintain strong client relationships while representing the company professionally at all times

Requirements
- A minimum of three years' experience in residential block management
- AIRPM qualified
- A genuine interest in property management and ongoing professional development
- Full UK driving licence and access to your own vehicle
- Proficient in Microsoft Office and block management software
- Excellent written and verbal communication skills
- Strong organisational and time management skills
- Professional, approachable, and customer-focused
- Ability to build lasting relationships with clients and contractors
- Proactive with excellent problem-solving skills and the ability to see issues through to completion
