Exciting Opportunity in Real Estate
An exciting opportunity, with significant scope for career development, in a unique and rapidly expanding real estate company. The role will be working alongside the Head of Maintenance and the rest of the operational team, overseeing our residential portfolio that consists of 1,500 units.
The buildings are managed fully in-house by our team of maintenance engineers. A key requirement of this position is to develop, train and manage those colleagues.
This opportunity is unique, the job is varied and provides good levels of autonomy and support. The chosen candidate will be exposed to all areas of residential real estate maintenance.
Additionally, the company has a pipeline of approximately 4,000 residential apartments. This extensive growth presents significant career development opportunities.
Job Overview
As the Residential Maintenance Supervisor, you will oversee the upkeep, repair, and operational standards of multiple residential blocks. Your primary responsibility will be to ensure all buildings are maintained to a high standard by managing a team of maintenance operatives and liaising with residents. It is expected that you will work ‘on the tools’ in a leading capacity, to ensure that all maintenance jobs are completed in a timely manner. This role requires excellent technical knowledge, problem-solving abilities, and exceptional customer service skills.

Key Responsibilities
- Team Leadership: Supervise and lead the building maintenance team, ensuring efficient and high-quality service delivery.
- Maintenance Planning: Develop and implement preventative maintenance schedules for residential blocks, covering building systems, communal areas, and external facilities.
- Budget Management: Track expenses, oversee the maintenance budget, and provide cost estimates for repairs or upgrades.
- Inspection and Compliance: Conduct regular inspections to ensure all properties meet health and safety regulations, building standards, and fire safety compliance.
- Repairs and Upkeep: Oversee day-to-day repairs and ensure prompt response to maintenance requests from residents and property managers.
- Contractor Management: Manage external contractors for specialized repairs or larger projects, ensuring work is completed on time, within budget, and to high standards.
- Documentation: Maintain accurate records of maintenance activities, including inspections, repair logs, and compliance certifications.
- Emergency Response: Act as the first point of contact for emergency maintenance issues, ensuring swift resolution to minimise disruption to residents.
- Stock Management: Ensure all maintenance tools, equipment, and materials are available and maintained.

Requirements
- Proven experience in a similar maintenance role, preferably within residential property management.
- Technical expertise in building systems, plumbing, electrical, and HVAC systems.
- Strong knowledge of health and safety regulations, fire safety, and building compliance standards.
- Exceptional organizational and leadership skills, with experience managing teams and contractors.
- Proficiency in using maintenance management software and Microsoft Office Suite.
- Strong communication and interpersonal skills, with the ability to liaise effectively with residents and stakeholders.
- Ability to respond to emergencies and work flexible hours when required.
- Driving Licence is a MUST
Preferred Qualifications
- NVQ Level 3 or equivalent in a related field (e.g., electrical, plumbing, or building maintenance).
- IOSH or NEBOSH certification in health and safety.
- Experience with residential block management software is an advantage.
