Senior Residential Conveyancing Solicitor – South London
Reporting to: Partners and Head of Residential Property
You will join our South London team, managing a varied caseload while delivering timely, client-focused services. Your role is to progress matters to completion in adherence to firm procedures.
Key Responsibilities
Case Management
- Manage a diverse caseload of residential property matters, including:
- Freehold & leasehold sales & purchases
- Remortgages
- Transfers of equity
- New tenancies & lease renewals
- Take full ownership of files from instruction to completion, supervised by partners or senior solicitors.
Documentation & Compliance
- Draft, review, and prepare conveyancing documentation, such as:
- Contracts
- Transfer deeds
- Deeds of covenant
- Assignments
- Lease variations
- Completion statements
- Client correspondence
- Ensure accuracy & consistency with firm precedents.
Pre-Completion Coordination
- Conduct and coordinate pre-completion searches & enquiries, including:
- Title & Land Registry reviews
- Liaising with clients, lenders, estate agents, surveyors, managing agents, and local authorities to resolve disputes (e.g., title issues, leasehold concerns, planning queries)
- Manage pre-completion requirements, such as:
- Mortgage instructions
- Replies to pre-contract enquiries
- Client funds & completion monies
- Pre-completion notices

Completion & Post-Completion Administrative Tasks
- Prepare completion packs & checklists.
- Ensure timely post-completion filings, including:
- Land Registry applications
- HMRC SDLT returns
- Handle:
- Redemption of existing charges
- Release of deposit funds
- Indemnity policies
- Completion statements
Legal & Commercial Advisory
- Provide clear, commercially sensible advice on common residential conveyancing matters, including:
- Leasehold complications
- Service charges
- Restrictive covenants
- Rights of way
- Basic planning considerations
- Escalate complex legal issues to partners or senior solicitors as required.
Client & Team Collaboration
- Maintain accurate & up-to-date client files within the case management system, including:
- Opening, managing, and closing files per firm procedures
- Comprehensive file notes
- Correct document scanning, indexing & storage in the document management system
Key Skills & Experience
Essential Requirements
- Proven experience in residential conveyancing or residential property, preferably in a law firm or conveyancing practice.
- Demonstratable responsibility for managing:
- Sales, purchases, & remortgages
- Strong drafting & proofreading skills with an exceptional attention to detail for:
- Contracts
- Completion statements
- Client correspondence

- Practical understanding of:
- Land Registry processes
- Stamp Duty Land Tax (SDLT) procedures
- Key residential title issues (e.g., leasehold matters, commonhold basics)
Soft Skills & Competencies
- Excellent communication & interpersonal skills to build relationships with:
- Clients
- Lenders
- Estate agents
- Third-party advisers
- Confident user of:
- Case & document management systems
- Microsoft Office (Word, Outlook, Excel)
- Desirable: Familiarity with:
- e-Conveyancing portals
- Document automation
- PDF tools
Organisational & Analytical Skills
- Highly organised, able to:
- Prioritise competing demands
- Manage deadlines independently
- Work collaboratively with a client-focused approach
- Strong numeracy with expertise in:
- Mortgage mechanics
- SDLT calculations
- Completion accounting
