We're looking for an experienced and motivated Sales Manager to lead sales activity across Castle Retirement Village in Berkhamsted, while also supporting Debden Grange in Saffron Walden one day per week.

This is a standalone sales role with no direct reports, giving you full ownership of the sales journey across both villages. You'll build relationships with prospective residents and their families, generate new opportunities, manage a healthy sales pipeline, and guide customers from their first enquiry through to moving into their new home.

About the role

As Sales Manager, you'll be responsible for delivering sales and rental targets across both villages, with your primary focus based at Castle Retirement Village. You'll become the face of the village, building trust with prospective residents, networking within the local community, and creating an exceptional customer experience from first contact through to completion.

Working closely with our Marketing, Sales Progression and Village teams, you'll ensure every customer receives a professional, supportive and seamless journey.

What you'll be doing

  • Managing the full sales process from enquiry through to completion and move-in.
  • Achieving sales, rental and assignment targets across both villages.
  • Generating new leads through networking, community engagement and local partnerships.
  • Conducting viewings and showcasing the lifestyle, homes and facilities available.
  • Building strong relationships with prospective residents and their families, providing expert guidance throughout the decision-making process.
  • Managing and maintaining an accurate sales pipeline using our CRM system.
  • Preparing property particulars and ensuring listings remain accurate and compliant.
  • Negotiating sales and rentals while delivering an outstanding customer experience.
  • Working collaboratively with Marketing to deliver events, campaigns and open days.
  • Liaising with Village teams to ensure smooth resident handovers and successful move-ins.
  • Building positive relationships with existing residents who may be considering selling or renting their property.

What we're looking for

We're looking for someone who is personable, commercially minded and genuinely enjoys building long-term relationships.

You'll ideally have:

  • Previous sales experience within estate agency, property, retirement living or a similar consultative sales environment.
  • A proven track record of achieving sales targets and KPIs.
  • Experience managing a sales pipeline using a CRM system.
  • Excellent communication, negotiation and relationship-building skills.
  • A proactive approach with the confidence to generate business through networking and community engagement.
  • Strong organisational skills and the ability to manage priorities across two locations.
  • A full UK driving licence and willingness to travel regularly between Berkhamsted and Saffron Walden.
  • Flexibility to work weekends as required.
  • Experience in retirement living or lettings would be advantageous but is not essential.
