Sales Operations Manager

Location: Sheffield City Centre – Hybrid or Remote Salary: £45,000 - £50,000 DOE + performance bonus

Line Manager: Head of PBSA New Client Acquisition Team Structure: Individual contributor role with no direct reports


About UniHomes and the Role

UniHomes is committed to becoming the leading platform for Purpose-Built Student Accommodation (PBSA) and Build-to-Rent (BTR) listings and bookings in the UK. Over the past 18 months, there has been significant growth in the PBSA/BTR channel, tokenised by partnerships with multiple national operators, generating thousands of leads and bookings annually.

We are now scaling up and seeking a Sales Operations Manager to establish the operational infrastructure for the PBSA/BTR channel. This is a hands-on role requiring strong process-building skills, strategic thinking, and a drive for scalable operational excellence. Key Responsibilities

Performance and Financial Management

  • Design, own, and maintain the reporting framework for the PBSA/BTR channel to ensure clear visibility of performance across two revenue models.
  • Support the Head of PBSA New Client Acquisition and leadership with reliable data for strategic decision-making.
  • Take full financial ownership of invoicing, reconciliation, billing accuracy, and scaling these processes in collaboration with the Finance team.

Process Design and Operational Infrastructure

  • Build and embed post-onboarding processes, ensuring a seamless transition from deal closure to operator activation on the platform.
  • Proactively identify inefficiencies across the channel and design scalable processes, documentation, and tooling to address them.
  • Act as the strategic bridge between the sales and operational teams, translating commercial direction into practical processes.
  • Establish operational frameworks to enable efficient channel scalability, reducing friction and increasing repeatability.

Cross-Functional Collaboration

  • Work closely with Sales, Finance, Product, and Technology teams to align on channel priorities and operational requirements.
  • Build internal partnerships while effectively representing the PBSA/BTR channel’s needs.

Core Requirements and Skills

Technical and Operational Expertise

  • Proven experience in sales or channel operations within a B2B portal, booking platform, marketplace, or PropTech business.
  • Strong understanding of listing-based and commission/revenue-sharing models.
  • Experience working with CRM tools (ideally Salesforce) and proficiency in reporting, analytics, and translating data insights for decision-makers.
  • Hands-on experience in financial operations, including invoicing, billing reconciliation, or revenue workflow optimisation.

Process and Execution Mindset

  • Process builder: Ability to initiate and deliver operational frameworks from scratch.
  • Execution-focused: Capacity to act independently while delivering clear, results-driven outcomes.

Client and Leadership Interface

  • Comfortable resolving client-facing operational queries, maintaining professionalism and calm under pressure.
  • Exceptional written and verbal communication, ensuring clarity across teams and senior leaders.

Soft Skills and Culture Fit

  • Entrepreneurial drive: Self-starting, solution-aware, and energised by building systems from the ground up.
  • Collaborative team player: Earning trust through consistent results and advocacy without direct authority.
  • Sector-relevant knowledge (PBSA, BTR, PropTech) is highly valued but not mandatory – strong operational expertise is prioritised.
