Sales Operations Manager – PBSA/BTR Channel

Sheffield City Centre – Hybrid or Remote


Overview

Salary: £45,000 – £50,000 DOE + performance bonus Role: Individual contributor with no direct reports Reporting to: Head of PBSA New Client Acquisition

UniHomes is pioneering the number one platform for Purpose-Built Student Accommodation (PBSA) and Build-to-Rent (BTR) listings and bookings in the UK. After launching our PBSA/BTR channel 18 months ago, we’ve grown rapidly, working with major national operators to generate thousands of leads and bookings annually. Now, we’re entering a critical phase of growth—and we need a Sales Operations Manager to architect the operational processes, reporting frameworks, and financial systems that will scale this channel sustainably.

This is not a delegate-and-step-back role. You’ll be a hands-on builder, problem-solver, and strategic operator who thrives in fast-paced environments, creates structure where needed, and drives impact in a breakthrough sector.



Key Responsibilities

  • Reporting & Performance Management

    • Design and own the operational reporting framework for the PBSA/BTR channel, ensuring clear visibility of performance against targets across both listing and booking/commission-based revenue models.
    • Arm leadership (especially the Head of PBSA New Client Acquisition) with data-driven insights to make confident, evidence-based decisions.
  • Financial Operations Ownership

    • Take full ownership of invoicing workflows, revenue reconciliation, and billing accuracy, collaborating closely with Finance to ensure processes are seamless, scalable, and future-proof.
    • Remove financial risk and ensure accuracy and compliance at scale.
  • Post-Onboarding Process Design

    • Build consistent, repeatable processes to support operators from deal closure through to platform live-on, reducing friction during transitions.
  • Operational Infrastructure Builder

    • Proactively identify gaps and inefficiencies across the channel, then design, document, and implement solutions.
    • Focus on removing administrative friction, increasing repeatability, and ensuring the team spends time on revenue-generating activities.
  • Strategic Translation

    • Serve as the operational bridge between the Head of PBSA New Client Acquisition and the sales team (including Business Development Managers, Sales Executives, and Account Managers).
    • Translate commercial strategy into clear, actionable processes that the team can execute with confidence.
  • Channel Scalability

    • Own the foundations that allow the PBSA/BTR channel to grow efficiently and profitably.
    • Ensure scalability through process automation, tooling, and team enablement.

  • Cross-Functional Collaboration
    • Partner with Sales, Finance, Product, and Technology to align operational needs with broader business goals.
    • Influence without formal authority, embed cross-team collaboration, and champion the channel’s needs.


Essential Requirements

  • B2B Operations Expertise

    • Proven experience in sales operations, commercial operations, or marketplace operations within a B2B listing portal, booking platform, digital marketplace, or PropTech business.
    • First-hand experience with one or more revenue models (e.g., listings-based or commission-based revenue). Cross-revenue model experience is a huge advantage.
    • Preferred backgrounds: student accommodation booking platforms, property portals, or travel/hospitality tech.
  • Process Builder

    • A track record of building operational processes from scratch—identifying gaps, designing solutions, and implementing them agilely, without waiting for directives.
  • Hands-On & Execution-Driven

    • Equally comfortable defining processes and rolling up your sleeves to execute. This role requires ownership—think builder, not just manager.
  • Reporting & Data Mastery

    • Strong ability to build and manage reporting frameworks and performance dashboards.
    • CRM proficiency (preferably Salesforce) and an analytical mindset to interpret data and communicate insights clearly to stakeholders.
  • Financial Operations Experience

    • Hands-on knowledge of invoicing, billing, or revenue operations workflows, with experience improving efficiency and accuracy.
    • Comfortable collaborating with Finance teams and ensuring commercial activity translates into scalable, robust financial processes.
  • Client-Facing Operational Support

    • Although not account management, you’ll handle operator queries relating to platform functionality, technical issues, and billing concerns. Requires professionalism, clarity, and diplomacy under pressure.
  • PBSA/BTR or Property Tech Knowledge

    • Desirable: Experience in Purpose-Built Student Accommodation (PBSA), Build-to-Rent (BTR), or wider residential property/PropTech.
    • Equally valued: Strong sales operations experience from a comparable B2B booking/listing environment—sector knowledge can be learned, but operational excellence cannot.
  • Communication Skills

    • Exceptional written and verbal communication, capable of translating complex requirements into clear guidance for the sales team and holding weight in senior discussions.
  • Entrepreneurial Drive & Self-Starter

    • Highly autonomous, proactive, and energised by building something from the ground up.
    • Not afraid to start without all the pieces in place—takes initiative.
