Sales Operations Manager – PBSA/BTR

Sales Operations Manager

Location: Sheffield City Centre – Hybrid or Remote Salary: £45,000 - £50,000 per annum, dependent on experience + performance bonus

Reports to: Head of PBSA New Client Acquisition Role type: Individual contributor (no direct reports)


About the Role

UniHomes is on a mission to become the number one platform for Purpose-Built Student Accommodation (PBSA) and Build-to-Rent (BTR) listings and bookings in the UK.

Over the past 18 months, we’ve been building the PBSA/BTR channel from the ground up. Today, several major national operators are live, generating thousands of student leads and confirmed bookings every year. We are now entering our next phase of growth.

We are seeking a Sales Operations Manager to become the operational architect of our PBSA/BTR channel. Working closely with the Head of PBSA New Client Acquisition, you’ll build the processes, reporting frameworks, and financial infrastructure that enable our growing team to operate with clarity and confidence across both of our revenue models.

This isn’t a role for someone who delegates and steps back. We need a hands-on builder who can think strategically and get things done. Key Responsibilities

  • Reporting and Performance Management:

    • Design and own the reporting framework for the PBSA/BTR channel, delivering clear, reliable visibility of performance against targets across both Agent Booking and Paid Listings revenue models.
    • Ensure the Head of PBSA New Client Acquisition and wider leadership always have the data they need to make confident decisions.
  • Financial Process Ownership:

    • Take full ownership of the channel’s financial operations, including invoicing workflows, revenue reconciliation, and billing accuracy across both revenue models.
    • Work closely with Finance to ensure processes are seamless, scalable, and fit for purpose.
  • Post-Onboarding Process Design:

    • Build and embed consistent processes to support a smooth transition from deal close through to operators going live on the platform.
  • Operational Infrastructure:

    • Proactively identify gaps and inefficiencies across the channel and build the processes, documentation, and tooling to address them.
    • Create structure where it doesn’t exist and continuously improve existing workflows.
  • Strategic Translation:

    • Act as the operational bridge between the Head of PBSA New Client Acquisition and the wider team.
    • Translate commercial direction into clear, practical processes for BDMs, Sales Executives, and Account Managers to follow confidently.

  • Channel Scalability:

    • Own the operational foundations that allow the PBSA/BTR channel to grow efficiently.
    • Remove friction, increase repeatability, and ensure the team spends time on revenue-generating activities rather than administrative complexity.
  • Cross-Functional Collaboration:

    • Work closely with Sales, Finance, Product, and Technology teams to align the channel’s operational needs.
    • Build strong internal relationships and advocate for the PBSA/BTR channel’s requirements effectively.

Requirements and Experience

  • B2B Platform/Marketplace Operations Experience:

    • Proven experience in sales operations, commercial operations, or channel operations within a B2B portal, booking platform, digital marketplace, or PropTech business.
    • Knowledge of how listing-based or commission/booking-based revenue models work and what operational infrastructure a commercial team needs to succeed.
    • Experience operating across multiple revenue models is highly advantageous.
    • Ideal candidates come from student accommodation booking platforms, property portals, or travel/hospitality tech.
  • Process Builder:

    • A strong track record of building operational processes from scratch, including solving gaps and implementing solutions independently.
    • Actively identify opportunities for improvement and drive execution.
  • Hands-On and Execution-Focused:

    • Comfortable defining processes and doing the work—taking ownership to completion, even when the path isn’t fully clear.
    • Self-starting with an entrepreneurial mindset.
  • Reporting and Data Proficiency:

    • Strong ability to build and manage reporting frameworks and performance dashboards.
    • Experience with CRM tools (ideally Salesforce) and a confident, analytical approach to interpreting data for senior stakeholders.
    • Ability to communicate insights clearly and concisely.
  • Financial Operations Knowledge:

    • Hands-on experience managing or improving invoicing, billing, or revenue operations workflows.
    • Ability to work closely with Finance teams and translate client activity into scalable financial processes.
  • Client-Facing Operational Support:

    • Capable of resolving technical, platform, or billing queries directly with operator clients.
    • Professional, calm under pressure, and capable of delivering clear, efficient resolutions.
  • PBSA/BTR or Property Sector Experience:

    • Experience within Purpose-Built Student Accommodation (PBSA), Build-to-Rent (BTR), or the residential property/PropTech sector is highly desirable.
    • Alternatively, strong sales operations experience in a comparable B2B booking or listing environment is equally valued.
