Security Project Manager (Physical Security)

Physical Security Project Manager

Position Summary

We are seeking a highly experienced Physical Security Project Manager (SPM) who has passion to lead the delivery of physical security systems for new office and facility builds. This role will serve as the primary point of coordination across internal teams, vendors, and construction partners to ensure systems are implemented on time, on budget, and aligned with GSIS standards.

The SPM will manage the complete project lifecycle, from project inception through operational handover. The ideal candidate is familiar with electronic security systems design, vendor management, and thrives in a fast-paced, multi-stakeholder environment.


Key Responsibilities

Project Execution | Design Engineering | Stakeholder Coordination

  • Ownership of project schedules, budgets, correspondence, communication, coordination, meeting documentation, and project document organization.
  • Produce request for proposals (RFPs) and review vendor proposals (security integrators, design consultants, service & manufacturer partners), evaluating for competitive scope and pricing; manage purchase and change orders for office/build projects.
  • Perform iterative reviews of contract requirements and vendor progress, enforcing compliance with coordinating parties.
  • Lead integration bid processes, including RFP release, response review, bidder Q&A, interviews, proposal evaluation, recommendations, and vendor selection/award.
  • Attend new build kickoff site visits to assess space constraints, identify system design opportunities, and evaluate security integration challenges.
  • Review lease contracts, perform feasibility studies, and collaborate with internal teams to assess site-specific zoning, security risks, mitigation strategies, and regional/national threat profiles.
  • Oversee design engineering consultants to ensure project contract documents (drawings, specs, and ancillary files) are complete, accurate, and aligned with RE, GSIS requirements, and business drivers.
  • Track coordination between design engineers and associated disciplines (architectural, electrical/fire alarm, network, AV/VC); manage contract documentation backcheck processes.

Construction Administration | Programming & Commissioning | Operational H handover

  • Lead construction kickoff activities, including security integration schedules, risk identification/mitigation, and recurring coordination meetings.
  • Interface with General Contractors, construction teams, and execution platforms for process/theme communication.
  • Manage submittal & RFI review processes, ensuring alignment with contract requirements.
  • Liaise between design consultants, security integrators, and internal operations teams to streamline programming, on-site acceptance testing, and system commissioning.
  • Travel to project sites for acceptance testing and validation of security functionality, ensuring adherence to global/security standards and operational requirements.
  • Oversee punch list resolution for integrated systems sign-off compliance.
  • Collect closeout documentation and manage systems training with Regional Security Managers/Facilities stakeholders.

Quality Assurance / Quality Control (QA / QC)

  • Collaborate with internal stakeholders to develop standardised documentation, processes, templates, checklists, and automations.
  • Perform iterative reviews of DEC documentation, consulting with Global Security Technology Lead for updates aligned with evolving systems, standards & BOD requirements.
  • Maintain tracking, change management, exception, and phase-gate evaluations for project rigor.
  • Align QA/QC tools across global businesses, documenting regional variances and driving uniformity.
  • Own/define vendor KPIs and quarterly business reviews (QBRs) for accountability.
  • Collect peer feedback from security operations, integrators, and construction partners to improve project methodologies, design standards, and SOP advancements.
  • Provide fy-level presentations to the Physical Security DEC Manager focused on prioritised improvement strategies.

Qualifications

Primary Skillsets & Preferred Experience

  • 7+ years of project management, preferably in security/design/construction environments.
  • Bachelor’s degree in Engineering, Construction Management, or a related field.
  • Certifications (PMP, CAPM, PSP, CPP) highly preferred.
  • Ability to travel up to 30% for site visits and commissioning.
  • Proven ability to manage multiple concurrent projects effectively.
  • Strong budgeting & stakeholder relationship management along with technical vendor coordination.
  • Advanced interpretation of design documents, building codes, compliance requirements.
  • Experience with global enterprise corporate real estate deployments, including:
    • Enterprise Access Control, Video Surveillance, PTZ/Visitor Management, Intercom Systems
    • IP networking & device integration focused on Google Cloud deployments.
    • Familiarity with cloud-based access control, facial authentication, AI/analytics, protective design/CPTED principles.
  • Proficiency in common security integration platforms, APIs, and scalable access management systems.
  • Software competency:
    • Apple OS, Google Suite (Gmail/Drive), Bluebeam Revue
    • Revit / AutoCAD
    • Asana/Smartsheet/MS Project
    • Procore, SecurityPro, PlanGrid, Autodesk Construction Cloud (ACC), Synx, Drivers & ATS
