SENIOR BLOCK / PROPERTY MANAGER
Oxfordshire
Salary: dependent on experience range circa £40-50K
Hours: Full time, Monday to Friday, 37.5 hours (some evening work)
The opportunity
This is a genuinely exciting opportunity to join the Asset Management team of an independent, forward-thinking property business at their head office in Oxford. They are looking for an experienced Block or Property Manager to take on a portfolio of properties across Oxfordshire, bringing strong budgeting and customer service skills to a role where no two days look the same.
About the role
You will be the key point of contact for leaseholders and residents across your portfolio, balancing day-to-day management with longer-term planning around major works, budgets, and compliance. Expect regular site visits, client meetings, and the occasional evening commitment, alongside genuine ownership of how your properties are run.

Key Responsibilities
- Manage leaseholder correspondence and circulate updates to residents on management issues
- Attend client meetings, including some evening work, taking minutes where required
- Carry out regular site inspections, meetings, and surveys in line with contractual obligations
- Oversee day-to-day, contracted, and cyclical maintenance
- Prepare and agree scopes of works for simple repairs, and support the project management of major works alongside surveyors and other professionals
- Manage Section 20 consultations for major works
- Prepare service charge budgets and manage expenditure against them throughout the year, reporting as required
- Ensure Health and Safety regulations are followed and recommendations implemented
- Handle insurance matters, including claims, renewals, and policy enquiries, in line with regulations
- Co-ordinate legal proceedings relating to service charge arrears and other lease breaches
- Review and develop estate management policy and procedure
- Keep up to date with changes in legislation and working practice
- Support colleagues across the team as needed

- Reliable and honest, with strong communication skills and the ability to listen and respond appropriately
- Confident taking initiative and responsibility
- A genuine team player who builds strong working relationships with colleagues, clients, residents, and contractors
- Flexible, well-organized, and a strong multitasker able to prioritize effectively
Qualifications
- Candidates should ideally hold a relevant qualification, with development support available for the right person.
- TPI or RICS qualification preferred
