The organisation
We are working with a well-regarded property management business with a strong reputation for delivering a high level of service across a carefully managed portfolio.
The business operates with a close-knit property management team of five, offering a collaborative and supportive working environment. The portfolio is intentionally small, with around 150 to 200 units, allowing for a more considered and quality-led approach to management. Flexible working is offered, with the opportunity to work from home following probation. The team culture is stable and personable, with a focus on long-term relationships and consistent service delivery.
The Role And Responsibilities
As a Property Manager, you will take responsibility for a residential and mixed-use portfolio, ensuring assets are managed in line with lease obligations and best practice.
- Manage a defined portfolio, ensuring compliance with lease terms and relevant legislation.
- Build strong relationships with leaseholders, tenants and resident associations.
- Conduct regular property inspections and coordinate any required maintenance works.
- Oversee contractors and service level agreements to ensure quality and value are delivered.
- Prepare and manage service charge budgets and monitor expenditure.
- Support major works projects, including Section 20 consultation processes.
- Handle insurance claims, legal queries and leasehold matters in a proactive manner.
- Work closely with an Area Manager and wider team to deliver a consistent management approach.

This Property Manager role reports into an experienced Area Manager and sits within a supportive and flexible team environment.
Skills And Requirements
We are looking for a Property Manager with a solid foundation in residential or mixed-use property management.
- Working knowledge of landlord and tenant legislation and property management best practice.
- ATPI or TPI block management qualification is essential.
- Strong organisational skills with the ability to manage multiple priorities.
- Clear written and verbal communication skills.
- Confident using property management systems and Microsoft Office tools.
- A collaborative approach and commitment to delivering a high level of service.
