Senior Building Manager - Two St Peters Square, Manchester

Property Manager – Iconic Centre in Manchester

About the Role

Optimise the commercial viability and performance of the property through implementation of quality operational and fiscal management, marketing, customer care, and risk management. Contribute to asset performance via strategic objectives and initiatives aligned with business and asset plans.

This position is based at a large, iconic premise in St Peters Square, Manchester. You’ll be part of a small team of three and play a pivotal role in shaping the property’s performance for colleagues, clients, and occupiers.


What You’ll Do

People

  • Conduct regular performance reviews, setting objectives and development plans.
  • Implement performance management processes where relevant.
  • Lead team development, succession planning, and employee training.
  • Recruit, select, and manage employees to meet budget targets and business plans.
  • Ensure adherence to company policies, processes and procedures across the property.

Commerciality

  • Manage the property as a commercial business venture in line with agreed asset strategies.
  • Develop and implement a business plan and strategic direction in accordance with client objectives.
  • Maintain and enhance the property’s positive image to align with the asset management strategy.
  • Uphold and implement definitive brand values for metrocentre properties.
  • Foster a premier properties approach to centre management.
  • Apply recommendations from the annual customer survey to improve service delivery.
  • Identify and pursue new business opportunities to drive commercial performance.
  • Keep abreast of market trends and legislation, proactively adapting to business conditions.
  • Approve or approve tenant applications for alterations and ensure compliance.
  • Oversee the marketing strategy, coordinating with tenant/merchant associations as needed.
  • Monitor competitor activity and planning applications.
  • Enhance local press coverage and act as the property’s spokesperson.
  • Engage in local community initiatives through chambers of trade and other bodies.

Surveying & Service Management

  • Ensure up-to-date tenant records are maintained, including alterations and consent management.
  • Oversee maintenance and repair programs, working with stakeholders.
  • Compile and update asset registers, plans, and plant testing records.
  • Regularly inspect the building fabric and remediate issues as required.
  • Create and manage the service charge budget and report expenditures.

Compliance

  • Tender and manage contracts for property services and procure as per company policy.
  • Monitor site operations, ensuring compliance with agreed KPIs and legal standards.
  • Lead Health and Safety compliance, maintaining records and creating incident reports.
  • Ensure Environmental Management complies with CBRE global standards and CSR initiatives.
  • Maintain the centre’s disaster recovery and emergency plan, briefing staff annually.
  • Adhere to CBRE’s sustainability guidelines and promote Corporate Social Responsibility (CSR).

Customer & Risk Management

  • Build strong tenant relationships, resolving queries promptly.
  • Chair tenant meetings as necessary.
  • Manage tenant risk and insurance coverage on-site.
  • Ensure KPIs are met through tenant feedback and performance reviews.
  • Liaise with contractors on major projects.
  • Develop and distribute welcome packages, including operational and tenancy guidelines.
  • Exceed customer expectations through quality service, fostering loyalty and increasing tenant engagement.

Other Responsibilities

  • Undertake any additional duties as directed by your line manager.

What You’ll Need

Essential:

  • Proven track record in team development and management.
  • Ability to deliver financial targets and shape strategic direction.
  • Understanding of the local property market and business planning.
  • Strong stakeholder management skills to engage clients, tenants, and suppliers.
  • Experience in large building or retail management (service-driven role).
  • Preference for IOSH/NEBOSH qualifications for Health & Safety.
  • Comprehensive knowledge of property legislation and service contracts. -booming comfort creating and gaining multiple relationships (clauses or clients).
  • Experience in service charge management.
  • Familiarity with CBRE systems and business requirements.
  • Ability to develop junior team members and delegate effectively.

Technical & Cultural Skills:

  • IT proficiency: Excel, Word, databases, and CBRE-specific applications.
  • Analytical and commercial awareness.
  • Results-driven with proactive risk and decision-making capabilities.
  • Collaborative and motivating leader with customer-centric focus.
