Senior Building Surveyor – London

Since 1930, T&A has supported public and private sector clients in procuring, delivering, and operating built assets across the UK. Our personalised expertise and advice empower clients to achieve greater confidence, time efficiency, and ROI.
We are now seeking a passionate and experienced Senior Building Surveyor to join our London team, contributing to both public and private sector projects.
About the Role
You will join a collaborative team of Building Surveyors, supporting a diverse portfolio of projects while combining technical survey skills with contract administration and project management expertise.
Core Responsibilities
1) Project Work
- Act as the key interface between clients, designers, and contractors, ensuring successful project delivery.
- Conduct inspections of existing properties to:
- Develop project scope, budgets, and programmes.
- Liaise with clients to align expectations and project drivers.
- Propose the most effective procurement strategy for project objectives.
- Maintain design, cost, and programme documentation to support client decision-making.
- Manage communication channels for effective project coordination.
- Prepare tender documentation and specifications using NBS (National BIM Standard).
- Lead the tender process, including:
- Coordination and analysis of tender responses.
- Preparation of tender reports with contractor recommendations.
- Chair and attend project meetings, acting as Contract Administrator to:
- Issue and process project notices and correspondence.
- Ensure site compliance with contract terms, drawings, and specifications.
- Monitor construction quality and enforce health, safety, and legal compliance (e.g., contractor obligations, H&S regulations).

2) Survey Work
- Proficient in carrying out:
- Dilapidation surveys
- Planned Preventive Maintenance (PPM) inspections
- Condition surveys
- Schedules of Condition
- Pre-acquisition surveys
- Deliver clear, concise reports with actionable advice, ensuring:
- Clients’ objectives are met.
- Legal obligations are upheld.
- Coordinate and prepare lasting reports for projects under your remit.
- Provide cost advice for clients within required reports and project scope.
3) General Duties
- Supervise, review, and approve work of sub-consultants or junior team members in a constructive and developmental manner.
- Maintain professional integrity in client/consultant/contractor relations, promoting Egis’ values and service standards.
- Report to stakeholders according to client and company guidelines.
4) Delivering Client Excellence
- Build long-term, trust-based relationships with clients, consultants, and contractors.
- Represent T&A at project meetings, delivering expert advice and following up on actionable tasks.
- Communicate consistently and transparently throughout project phases.
- Identify potential risks/issues and propose solutions protecting all stakeholders’ interests.
Person Specification
Essential Qualifications
- Chartered Building Surveyor (RICS or close to completing your APC.)**
- Proven understanding of:
- Current health & safety legislation
- Up-to-date building regulations
- Strong experience in Contract Administration and Project Management, with a history of successfully delivering projects.
- Hands-on experience in:
- Dilapidation claims and inspections
- Due diligence surveys
- Schedules of Condition
- Planned Maintenance Programme evaluations
- Interest in construction technology and its role in building defects/performance.
- Proficient CAD skills (working knowledge of building GSAs and related processes).
- Demonstrable client management experience, including conflict resolution and stakeholder alignment.
