Senior Commercial Manager – Post Contract (Quantity Surveying)

Riyadh, Saudi Arabia

Our client, a leading international project delivery consultancy, is seeking an experienced Senior Commercial Manager to join its team in Riyadh, supporting the delivery of one of Saudi Arabia's flagship mixed-use developments.

This is a senior client-facing role for an experienced commercial professional with a strong Quantity Surveying background and extensive post-contract experience gained on large-scale construction projects.

The Role

Reporting into the Commercial Director, you will take responsibility for the commercial management of major construction packages throughout the post-contract phase, ensuring robust commercial governance, cost control and contractual compliance across a complex, multi-billion-riyal development. You will work closely with the client, consultants and contractors, providing commercial leadership from construction through to final account.

Key Responsibilities

  • Lead the post-contract commercial management of major construction packages.
  • Administer contracts and ensure compliance with contractual obligations.
  • Manage valuations, variations, change control and commercial reporting.
  • Review and negotiate contractor claims and final accounts.
  • Provide accurate forecasting, cost reporting and financial performance updates.
  • Identify and manage commercial risks and opportunities.
  • Support dispute avoidance and commercial resolution where required.
  • Work collaboratively with project, design and construction teams to achieve programme and budget objectives.
  • Mentor and support junior commercial staff where appropriate.

Requirements

  • Degree qualified in Quantity Surveying or Commercial Management.
  • MRICS or equivalent professional qualification is highly desirable.
  • Minimum 12–15 years' commercial management experience on major construction projects.
  • Proven post-contract experience is essential.
  • Strong knowledge of FIDIC and international forms of contract.
  • Experience managing complex mixed-use developments, large buildings or major infrastructure programmes.
  • Excellent understanding of change management, claims, variations and final accounts.
  • Strong stakeholder management and communication skills.
  • Previous Middle East experience is advantageous but not essential.
