Job Summary: Senior Designer
Deliver the highest quality designs and most commercially viable planning permissions by supporting the Planning team with designs and supporting information required for the preparation and submission of planning applications.
In addition, the Senior Designer must offer advanced Design/Technical Skills, Process Management, and possess the mentoring skills to aid the Design Manager with the retention and development of the Design team.
Primary Responsibilities
Pre-Development Management
- Deliver designs and supporting information in a consistent format across all schemes, in line with departmental standards.
- Ensure the design of schemes is compliant with all external requirements (Building Regulations, TW Technical Bulletins, Water Authority, Highway Authority, NHBC, etc.).
- Attend concept, pre-tender, pre-start, specification, and other relevant meetings as required under Company Framework Procedure.
- Consistently achieve challenging programmes.
- Set an example for management of project fees and costs to budget (via TW processes such as fee schedules and Workflow).
- Produce and coordinate high-quality designs, utilizing TW standard products and details wherever possible.
- Manage external consultants to ensure information is received on time, coordinated, and distributed within budget.
- Ensure the design scheme is viable, liaising with internal colleagues to help it meet BU requirements.
- Implement the department’s Quality Management Process to ensure design information meets TW’s high-quality expectations.
- Arrange, coordinate, and manage design meetings with other departments in a timely and efficient manner, ensuring action points are noted and recorded.
- Liaise and negotiate with statutory authorities, local planning authorities, highways consultants, and others to ensure projects achieve set objectives and programmes.

Development Management
- Liaise and coordinate design information with the Engineering team to ensure standards are met for adoptability and approval.
- Provide expertise in reacting to changes in legislation from building control, NHBC, and planning law.
Planning, Community Engagement & Section 106
- Manage community consultations, enquiries, and reactions from residents to planning applications alongside the Planning team.
- Drive Section 106 agreements, identifying commercial impact and negotiating viable contributions with authorities alongside the Planning team.
- Clear all planning conditions prior to approval alongside the Planning team.
- Serve as an input into the house type design forum.
- Lead all planning and development functions for a designated number of sites.
Experience, Qualifications & Technical Requirements
- Degree-level qualification in a relevant field
- Previous experience in the housebuilding sector
- Capable of preparing and managing multiple planning applications
- Computer literate, with knowledge of AutoCAD
