Job Summary
Senior Designer
Deliver the highest quality designs and most commercially viable planning permissions by supporting the Planning team with designs and supporting information required for the preparation and submission of planning applications.
In addition, the Senior Designer must offer:
- Advanced Design/Technical Skills
- Process Management
- Mentoring skills to aid the Design Manager with the retention and development of the Design team
Primary Responsibilities
Pre-Development Management
- Deliver designs and supporting information in a consistent format across all schemes and in line with departmental standards.
- Ensure the design of schemes is compliant with all external requirements (Building Regulations, TW Technical Bulletins, Water Authority, Highway Authority, NHBC, etc.).
- Attend concept, feasibility, prep-start, specification, and relevant meetings—adhering to the Company’s Framework Procedure.
- Consistently achieve challenging project programmes.
- Set an example for cost-effective project management (budget adherence via fee schedules and Workflow processes).
- Produces and coordinates high-quality designs using TW standard products and details wherever possible.
- Manages external consultants to ensure timely, coordinated, and on-budget delivery of information.
- Ensures schemes are commercially viable, collaborating with internal teams to meet Business Unit requirements.
- Implements the department’s Quality Management Process to uphold intermediate design standards.
- Co-ordinates/arranges all design meetings with cross-departmental teams, ensuring clear action points.

Development Management
- Liaises and coordinates design-engineering alignment to meet adoption and approval standards.
- Provides expertise to stay updated on legislative changes (building control, NHBC standards, and planning law).
Land, Planning & Community Engagement
- Works alongside the Planning team to manage community consultations, inquiries, and planning application feedback.
- Handles and drives Section 106 agreements, assessing their commercial impact and negotiating terms with authorities.
- Ensures full clearance of planning conditions prior to scheme approval.
- Participates in the house type design forum.
- Manages planning and development functions for a set number of active sites.
Experience, Qualifications & Technical Knowledge
- Degree-level qualification in architecture, civil engineering, or a related field
- Previous experience in the housebuilding sector
- Capable of preparing and managing multiple planning applications
- AutoCAD proficiency and general computer literacy
