Senior Estates Surveyor
Closing date: 4 August 2026
Salary: £41,771 to £46,142 per annum, plus a recruitment allowance of £6,000 applicable until 31/5/2029.
Role Summary
The Council has a portfolio of a range of properties which deliver services for the people of Somerset, including leisure centres, depots, offices and commercial estates. You’ll be a key part of the team managing this estate.
You will be based in the operations team with a focus on Landlord and tenant management, Valuations and Property Management. You will be managing a wide caseload for both landlords and tenants, with responsibility for the day-to-day management of your portfolio.
Using your subject expertise, you’ll provide professional real estate advice to senior managers and client departments. You’ll be coordinating multiple stakeholders, clients and internal professionals and will need to communicate effectively with each.
You’ll also be involved in the overall development of our asset management strategy.

What You’ll Do - Key Responsibilities
- Analyse and evaluate complex technical information to develop commercial judgements and provide professional advice.
- Manage and deliver a wide landlord and tenant caseload, dealing with lease renewals, rent reviews and new leases.
- Negotiate terms for new leases, renewals or disposals.
- Act as a subject matter expert on capital or development schemes.
- Work with a wide range of clients and internal professionals to understand council and community needs, in relation to the Asset Management Strategy.
Essential
What we’re looking for – knowledge, experience & skills
- Comprehensive knowledge of statutory regulations relating to service area and related functions.
- Subject matter expertise and detailed professional knowledge in area of specialism, developed through training, continuous professional development, and post-qualification operational practice.
- Sound working knowledge of the statutory, regulatory, policy and contractual frameworks within which client service areas operate.
- Evidence of working with and influencing stakeholders and partners.
- Evidence of ability to develop, analyse and evaluate data.
- Experience of managing wide ranging caseloads, including supervision of more junior staff.
- Experience of advising stakeholders and clients on complex/specialist issues relating to role.
- Relevant professional qualification – Membership or Associate of the Royal Institution of Chartered Surveyors (MRICS).
- Proven negotiation skills.
- Proven ability to deliver complex caseload without supervision.
- Confident to work on own, independently and as part of a team.

Additional Information
- This is a full-time position working 37 hours per week.
- This role will require sufficient in-person attendance, as well as travelling across Somerset.
- 30 days of annual leave (additional to bank holidays)
- Regretfully, we are unable to offer sponsorship for this role. We are only able to proceed with candidates who already have the right to work in the UK without the need for visa sponsorship
