Senior Projects Manager – Disrepair & Damp & Mould (D&M)
Location: Staines – Hybrid Working
Type: Permanent
Salary: £69,922 - £84,642
Hours: 35 hours per week - Monday to Friday
DBS Level: Standard
Driving: Full UK driving licence & own vehicle essential
About the Role
We’re looking for an experienced Senior Projects Manager to lead performance, compliance and delivery across our Repairs and Minor Works service.
You’ll ensure high‑quality, consistent service delivery, with a strong focus on Awaab’s Law, HHSRS compliance, risk management and resident outcomes. Leading a multidisciplinary team, you’ll drive performance, manage risks and embed a culture of accountability and continuous improvement.
This role is ideal for a strong operational leader with experience in repairs, housing or property services, confident working in a regulated, fast‑paced environment.
Key Responsibilities
Service Delivery & Performance
- Lead disrepair, damp & mould, HHSRS and adaptations services, ensuring high-quality case management and delivery
- Oversee minor works, inspections and remedial works to meet time, cost and quality targets
- Manage complex, high-risk and escalated cases
Compliance & Assurance
- Ensure full compliance with Awaab’s Law, HHSRS and statutory requirements
- Monitor performance, audits and reporting to meet regulatory standards
- Provide assurance on service quality, governance and risk management
Contractor & Performance Management
- Manage contractor performance against SLAs, KPIs and compliance standards
- Lead performance reviews and drive continuous improvement
- Use data and insight to improve service outcomes
Leadership & Team Management
- Lead and develop teams including delivery managers, team leaders and coordinators
- Set clear direction, manage performance and build a high-performing, accountable culture

Stakeholder & Customer Focus
- Build strong relationships across internal teams and external partners
- Embed a customer-first approach, improving satisfaction and reducing complaints
- Drive learning from complaints, escalations and service reviews
More About You
- Educated to GCSE level (or equivalent), including Maths and English
- Relevant experience in operational delivery, compliance or performance management
- Strong knowledge of repairs, housing legislation, HHSRS and Awaab’s Law
- Experience managing disrepair, damp & mould or similar services in social housing
- Proven experience leading teams and managing contractors
- Strong understanding of contract performance, KPIs and service delivery
- Experience in risk management, governance and regulatory compliance
- Strong data analysis and reporting capability
- Excellent communication and stakeholder management skills
- Full UK driving licence & own vehicle essential
