Location: Staines – Hybrid Working Type: Permanent Salary: £67,232 - £81,386 Hours: 35 hours per week (Monday to Friday) DBS Level: Standard Driving: Full UK driving licence & own vehicle essential
About The Role
We’re looking for an experienced Senior Projects Manager to lead the delivery of minor works, voids and complex repairs across our housing portfolio.
This is a senior leadership role where you’ll:
- Oversee a multidisciplinary team of surveyors, case coordinators, and a Quantity Surveyor
- Manage contractor performance
- Ensure all works are delivered safely, on time, within budget and to a high standard, while maintaining full compliance with Awaab’s Law and wider regulatory requirements
You’ll play a pivotal role in driving service performance, customer satisfaction, and continuous improvement, ensuring our repairs services are high-quality, efficient, and resident-focused in a fast-paced, regulated environment.
Key Responsibilities
Service Delivery & Performance
- Lead delivery of minor works, voids, and complex repairs programmes
- Ensure works meet quality, budget, and SLA targets
- Manage high-risk and escalated cases, including complaints
Contractor Management
- Oversee contractor and supply chain performance against KPIs, SLAs, and compliance standards
- Drive continuous Improvement, ensuring robust contract management
Leadership & Team Management
- Lead and develop a team including surveyors, case coordinators, and a QS
- Set clear objectives, manage performance, and build a high-performing culture
Financial & Commercial Management
- Manage budgets (~£3m), ensuring strong cost control and value for money
- Oversee forecasting, reporting, and commercial decision-making
Customer & Stakeholder Management
- Embed a customer-first approach across all services
- Build strong relationships with internal teams and external partners

Compliance & Risk
- Ensure full compliance with health & safety, CDM, Awaab’s Law, and housing legislation
- Lead on audit, inspection, and regulatory readiness
More About You
Essential Criteria
- Educated to GCSE level (or equivalent) in Maths and English
- Relevant experience in operational delivery, compliance, or performance management
- Professional qualification (e.g., RICS, CIOB) or equivalent experience
- Health & Safety qualification (e.g., NEBOSH, IOSH)
- Strong knowledge of:
- Housing repairs, compliance
- Awaab’s Law, HHSRS, and wider legislation
- Delivering repairs, voids, or minor works within social housing (or a similar environment)
- Proven experience leading teams and managing contractors
- Strong understanding of:
- Contract management, KPIs, SLAs, and performance delivery
- Managing budgets and achieving value for money
- Case management governance and service quality control
- Ability to identify and manage operational and compliance risks
- Strong data analysis and reporting skills, producing clear, insight-driven outputs
- Experience driving service improvements using customer feedback and performance insights
Desirable
- Full UK driving licence and access to a vehicle
