Senior Property Asset Manager

Role Location & Portfolio: London, South Bank

Reports to: Director of Asset Management

Job Type: Permanent, Hybrid Working

Salary: £70,000 + Benefits


About Coin Street

Coin Street is a social enterprise responsible for the development, asset management, and placemaking of the historic South Bank Estate.

Having started with a rundown site in 1984, they have transformed the area into one of the most recognisable destinations in the world, with an eclectic tenant mix, a diverse range of commercial property types, and a sense of community and public good at the heart of everything they do.


The Role

In recent years, Coin Street has undertaken a project to further galvanise its estate through development and asset management strategies, alongside the appointment of pivotal hires within its property team.

The successful Property Asset Manager will:

  • Benefit from a significant pipeline of value-enhancement projects across schemes, including:
    • Gabriel’s Wharf – A mixed-use riverside landmark encompassing retail and leisure.
    • OXO Tower – The iconic home to independent designer-studios, galleries, restaurants, and retail operators.
  • Oversee the wider management and day-to-day duties across the portfolio, ensuring:
    • Accuracy of leasing data.
    • Property inspections and on-site issue resolution.
    • Reconciliation of service charge budgets, with a focus on growth potential.

Key Responsibilities

Property Asset Management

  • Deliver asset management strategies, including:
    • Managing new lease transactions.
    • Supporting lease renewals and rent reviews.
    • Collaborating with local leasing agents.

Placemaking & Tenant Mix

  • Work closely with the Commercial Team to enhance the estate’s reputation as one of London’s most eclectic tenant communities.

Relationship Management

  • Build strong tenut-operators-consultant relationships, prioritising face-to-face interaction and dispute resolution.

Team Leadership

  • Oversee a multi-disciplinary team, including:
    • Two Facilities Managers.
    • One Lease Administrator.

Data Accuracy & Systems Management

  • Ensure accurate asset data and effective use of asset management systems.
  • Monitor lease and tenant compliance, and manage service charges.

Environmental & Compliance Oversight

  • Integrate environmental performance and sustainability into asset management plans.
  • Ensure health, safety, and statutory compliance across the estate.

We are seeking an individual who:

  • Has a strong understanding of property and asset management, ideally within a mixed-use estate.
  • Holds the RICS qualification (desirable, but not essential).
  • Demonstrates experience in developing asset management business plans.
  • Has hands-on experience in day-to-day property management, including service charge budgeting.
  • Possesses a sharp eye for detail and high accuracy when analysing portfolio datasets.
  • Has experience in lease transactions, renewals, and rent reviews.
  • Is a strong relationship builder, valued for:
    • Community-focused problem-solving.
    • Diplomacy, diligence, and enthusiasm when engaging with stakeholders.
