Senior Property Maintenance Manager Confidential Client | Midlands | £65-70,000 + Car allowance, Bonus, Benefits

I'm helping a well-established, medium-sized multi-site operator find their next Senior Property Maintenance Manager, and I'd love to hear from people who think this could be a great fit

. It's a brilliant role if you enjoy variety - one minute you're getting into the technical detail of a building issue, the next you're managing and holding contractors to account to make sure the job's done properly. My client needs someone who's just as comfortable rolling their sleeves up as they are steering a network of external contractor

s. What You'll Be Do

ing Key responsibilit ies:Take ownership of reactive and planned maintenance strategy and delivery across the estate, prioritising effectively across multiple s itesBuild, manage, and evaluate a network of trusted contractors (M&E, fabric, gas, refrigeration, etc.) - negotiating terms, monitoring performance, and holding them to acc ountDiagnose technical issues with enough credibility to challenge contractor quotes, scope of works, and timel inesManage compliance across health & safety, fire safety, gas, and electrical regulat ionsDevelop and manage planned preventative maintenance (PPM) schedules to reduce reactive spend over timeControl and report on maintenance budgets across the es tateWork closely with Operations and site leadership to balance commercial pressures with property stand ardsIdentify capex requirements and support investment planning for the es
