Senior Block Property Manager

The organisation

Cobalt is partnering with a respected property company with a diverse UK portfolio and a strong reputation for delivering high standards of property management. This is an excellent opportunity to join their Birmingham office, offering hybrid working, exposure to a varied portfolio and genuine career development alongside an experienced team.

The role

Our client is seeking a Senior Block Property Manager to oversee a portfolio of residential and mixed-use developments, delivering an excellent service to leaseholders, residents and clients while maintaining high property standards. You'll take full ownership of your portfolio, managing a varied range of developments while building strong relationships with clients and stakeholders.

Key responsibilities

  • Manage a defined portfolio, ensuring compliance with lease terms and relevant legislation.
  • Build strong relationships with leaseholders, tenants and resident associations.
  • Conduct regular property inspections and coordinate any required maintenance works.
  • Oversee contractors and service level agreements to ensure quality and value are delivered.
  • Prepare and manage service charge budgets and monitor expenditure.
  • Support major works projects, including Section 20 consultation processes.
  • Handle insurance claims, legal queries and leasehold matters in a proactive manner.
  • Work closely with internal teams and external stakeholders to ensure the effective day-to-day management of your portfolio.

Skills and requirements

  • Previous experience managing high-rise residential developments is essential.
  • Working knowledge of landlord and tenant legislation and property management best practices.
  • TPI qualification is desirable but not essential.
  • Strong organisational skills with the ability to manage multiple priorities.
  • Clear written and verbal communication skills.
  • Confident using property management systems and Microsoft Office tools.
  • A collaborative approach and commitment to delivering a high level of service.
