Job Title: Senior Property Manager
Location: Ipswich, Essex
Hours: Monday - Friday; 9am - 5.30pm
Annual leave: 28 days per annum, including bank holidays, plus your birthday day off

Key Responsibilities
Your main office will be in Oakheart Ipswich, Suffolk but you may be expected to travel to alternative offices within the group for training, development and support. You will be dealing with all manners of clients ranging all aspects of the property industry. Brief topics range from:
- Managing a portfolio of Suffolk Properties, carrying out the following duties:
- Carry out pre-inventory upon successful new lettings listing or at completion of a check-out for a relet property. Providing accurate information & recommendations to the landlord for works required to bring to standard.
- Complete the inventory for new let properties
- Act as the main contact for all maintenance issues.
- Instruct, coordinate, and oversee contractors, ensuring works are completed to a high standard.
- Approve and raise invoices for repairs and contractor work.
- Ensure properties remain fully compliant with safety and legal standards (gas, EICR, EPC, alarms, etc.)
- Book and conduct property visits for all managed properties and those let only where they request as an additional paid service.
- Manage rent arrears processes and communicate updates to tenants and landlords.
- Provide financial updates and track maintenance spend where required.
- Liaise and negotiate annual rent increases, ensuring the relevant legal notices are served.
- Ensure all properties meet current statutory requirements and maintain accurate compliance records.
- Serve relevant legal notices throughout tenancies.
- Manage the end of tenancy process with the relevant notices served.
- Conduct a check-out at the end of tenancy.
- Negotiate deposit returns and disputes with the TDS.
- Advise landlords on legislative changes and best practice.
- Deliver excellent customer service to landlords, tenants, and contractors.
- Handle complaints, disputes, and complex queries professionally.
- Build strong relationships with landlords to support long-term retention.
- Escalate non-compliance or risks promptly.
- Maintain accurate records within the CRM/lettings platform.
- Ensure all actions and communications are logged consistently.
