Role Description
The Senior Property Manager is a full-time, on-site role based in Peterborough, responsible for overseeing a portfolio of residential properties under guaranteed rent agreements. This role includes managing day-to-day operations such as tenant liaison, property inspections, maintenance coordination, and ensuring compliance with relevant housing and safety regulations. The Senior Property Manager will work closely with landlords to provide clear communication, transparent reporting, and proactive advice on property condition and performance.

Key tasks include:
- Supervising and scheduling in-house tradespeople and external contractors
- Resolving tenant issues
- Minimizing voids

Qualifications
- Strong property management expertise, including tenancy administration, rent management, and landlord-tenant relationship handling.
- Experience in inspections and maintenance coordination, with the ability to oversee tradespeople and contractors and ensure quality work.
- Knowledge of relevant housing, lettings, and health and safety regulations, with a commitment to compliance and risk management.
- Excellent communication, negotiation, and conflict-resolution skills, with a customer-focused approach to both landlords and tenants.
- Proven organizational and time-management abilities, including managing multiple properties, priorities, and deadlines.
- Previous experience in a senior or supervisory property management role, ideally within residential lettings or guaranteed rent schemes.
- Comfort with using property management software, basic office applications, and digital tools to record activity and produce reports.
- Full UK driving licence and willingness to travel locally for inspections and site visits.
- Relevant qualifications (e.g., ARLA, property management certifications, or a related degree) are beneficial but not mandatory.
