Senior Property Manager

Location: Hybrid (central London portfolio) Salary: Competitive, aligned to experience and portfolio size Terms: Hybrid

About the Role

This is an exciting opportunity to manage a portfolio of four central London residential developments, including three Higher Risk Buildings operating under the Building Safety Act regime. This role offers hands-on exposure to key areas such as:

  • Building safety compliance
  • Façade remediation projects
  • Stakeholder coordination across complex developments

A key scheme is in the certification process with the Building Safety Regulator, providing critical involvement in remediation strategy, compliance management, and collaboration with contractors, consultants, and Responsible Persons.

Additionally, the portfolio includes recently onboarded developments transitioning from prior managing agents, offering experience in:

  • Mobilisation and service charge reviews
  • Resident engagement
  • Streamlining operational standards from the ground up

Responsibilities

This is a fast-paced, high-responsibility role requiring:

  • Strong leadership, sound judgement, and commercial awareness

Key Duties

You will:

  • Take full ownership of your portfolio, ensuring consistently high service delivery
  • Lead, support, and mentor junior team members
  • Build trusted relationships with clients, residents, and stakeholders
  • Oversee budgets, forecasts, and financial performance with accuracy and controlled risk
  • Manage major works projects and Section 20 consultations end-to-end
  • Ensure full compliance with health and safety, legislation, and industry best practice
  • Proactively identify risks, resolve issues, and drive operational improvements

What Success Looks Like

You’ll succeed if:

  • Your portfolio is stable, compliant, and performing at a high standard
  • Clients view you as a trusted advisor and renowned expert
  • Your team is engaged, supported, and consistently delivering
  • Financial controls are accurate, transparent, and open
  • Major works and projects are smooth, professional, and compliant

Workload Distribution

Each week will typically include:

  • Managing residential property portfolios
  • Supporting and mentoring Property Managers and team members
  • Senior client meetings, AGMs, and board presentations
  • Reviewing budgets, forecasts, and financial performance
  • Overseeing major works and contractor performance
  • Conducting on-site visits and ensuring compliance standards

Flexibility: Hybrid work model with remote home working and traveled office/desktop time, managed with self-control efficiency.


Who This Role Is For

Suitable candidates are:

  • Expertise: Strong background in residential block/property management
  • Proven track record of operational leadership at Senior Property Manager level or ready to progress
  • Leadership ability – confidence in leading teams and influencing stakeholders
  • Commercial drive with strong financial, operational, and commercial awareness
  • Exceptional communicator, professional, and authoritative
  • Dedication to delivering high-quality, proactive services

Preferred Experience

  • Proven managing residential portfolios
  • Experience in mentoring or team management
  • Specialist knowledge: Landlord & Tenant Act and leasehold legislation
  • Understanding of RICS, ARMA and industry best practices
  • Experience with Section 20 consultations and major works management
  • Professional qualification: TPI recommended (current or in progress)
