Job Description
Senior Quantity Surveyor
Looking for total commercial autonomy on a career-defining project? We are hiring a freelance Senior Quantity Surveyor to take absolute control of a £100m luxury hotel development in Central London.
This isn't just another contract. This is a blank canvas. The project is at inception stage, and you will have the mandate to design, build, and implement your own commercial processes and procedures from day one through to final account.
The Vitals
- Role: Senior Quantity Surveyor (Freelance Contract)
- Rate: £450 – £600 per day (Depending on IR35 status & experience)
- Duration: 2 Years (Full project lifecycle)
- Location: Central London (Site-based)
- Project Value: £100m+
- Sector: High-End Hospitality / Luxury Hotel
The Mission
You will be the vital bridge connecting the corporate boardroom to the live construction site. Reporting directly to the Project Director, you will own the commercial strategy from inception to completion.

Responsibilities
- Process Creation: Establish the commercial blueprint, procurement strategies, and cost-control systems for the entire 2-year lifecycle.
- Boardroom Influence: Deliver high-level financial reporting, cost variations, and risk assessments directly to Directors.
- Client Advisory: Act as the trusted commercial partner for the client, managing expectations and protecting project value.
- On-Site Leadership: Embed yourself on site, collaborating daily with Project Managers, engineers, and subcontractors to resolve real-time commercial issues.
- Procurement & Contracts: Lead the procurement of high-value architectural, fit-out, and MEP packages under JCT/NEC frameworks.
What You Bring
- The Communication Toolkit: A chameleon-like communication style. You are equally comfortable presenting financial risks to the Board as you are negotiating variations with tradespeople on site.
- The Track Record: Proven experience delivering £50m–£100m+ projects as a Senior QS (Main Contractor or Developer background preferred).
- The Sector Expertise: A solid portfolio in high-end hospitality, luxury residential, or premium fit-out projects.
- The Strategic Mindset: You don't just follow procedures—you create them. You are comfortable working with ambiguity at project inception.
