About The Role

This role is based within Esh Living’s new build housing division which delivers medium-to-large-scale affordable housing developments, as well as multi-apartment retirement living and extra care developments. This division takes projects from the early stages of development, through pre-construction, technical and on-site delivery.

We are seeking an experienced Senior Quantity Surveyor to lead the commercial management of multiple construction schemes. This role involves overseeing cost control, contract administration, and financial reporting to ensure successful project delivery. The ideal candidate will bring strong commercial expertise and a proven track record in managing complex construction portfolios.

What We Will Expect From You

  • Civils: Provide commercial support to site and project managers
  • Monitor and update costs of projects by reviewing monthly financial forecasts against the actual costs
  • Subcontractor procurement and management from inception to completion
  • Valuation, certification and / or approval of payments to Sub Contractors
  • Provide guidance to operational team on the cost estimation process and awareness of contract requirements
  • Preparation and submission of external valuations in a timely manner to align with the contract requirements
  • Management and accurate forecasting of the external valuations through to the final account agreement with our Clients
  • Report directly to clients and managers. Present valuation reports and cost estimation
  • Tender and negotiate contracts: Estimate the target costs and budget prices. Prepare lump sum bids and compile enquiry documents for competitive bidding. When favourable bid received, prepare tender and contract documents, including bills of quantities
  • Preparation of contract documents
  • Effective management of colleagues, adhering to Esh people processes. Contributes to training and developing apprentice/trainee/assistant quantity surveyors

Qualifications

  • HND Quantity Surveying or equivalent
  • Degree in QS or equivalent – desirable
  • Minimum 5 years working as a Quantity Surveyor with good working knowledge of construction processes- essential
  • Experience of having worked on a variety of contracts (e.g. JCT, NEC contracts) or sector specific equivalent
  • Clear understanding of contractual terms and conditions both sub-contract and main contract
  • Proficient in the use of MS Office
  • Valid UK driving Licence
  • Valid CSCS card

Attributes & Skills

  • Aptitude for maths: numerical prowess to guide other surveyors through cost estimation processes. Mathematical knowledge is essential during the budgeting and tendering process
  • Negotiation skills: good negotiation skills to get the best value for money and good contracts for your clients
  • Analytical skills: to analyse the reports and recommend ways to prevent deviations from budgets. Analytical skills help you analyse the reports and contractual terms
  • Leadership skills: good leadership skills to guide junior surveyors
