Senior Quantity Surveyor – Esh Living (Leeds)
The Senior Quantity Surveyor role sits within Esh Living’s new build housing division, responsible for delivering medium-to-large-scale affordable housing, retirement living, and extra care developments. This position oversees projects from early development through to on-site delivery, ensuring strong commercial management and cost control.

About The Role
Esh Living is seeking an experienced Senior Quantity Surveyor to lead commercial management for multiple construction schemes. This role will involve:
- Oversight of cost control
- Contract administration
- Financial reporting to guarantee project success
- Strong commercial expertise with proven track record in managing complex construction portfolios
What We Will Expect From You
In this role, you will:
- Civils & Commercial Support: Provide site and project managers with commercial guidance
- Cost Monitoring: Review and update project costs by comparing monthly financial forecasts against actual spending
- Subcontractor Procurement & Management: Oversee selection, negotiation, and delivery from inception to project completion
- Payment Approvals: Valuate, certify, and approve payments to subcontractors
- Team Guidance: Lead estimation processes and ensure awareness of contractual requirements
- Financial Reporting: Prepare and submit external valuations in line with contractual timelines; manage and project external valuations to final accounts
- Client Communication: Present valuation reports and cost estimates to clients and management
- Tendering & Negotiation:
- Estimate target costs and budgets
- Prepare lump-sum bids and enquiry documents
- Finalise tender and contract documents (including bills of quantities upon receiving favourable bids)
- Contract Documentation: Prepare and manage all contract-related paperwork
- Team Leadership: Manage colleagues while supporting training, development, and mentorship of junior quantity surveyors (trainees, apprentices, assistants)

Qualifications & Experience

Essential:
- HND in Quantity Surveying (or equivalent)
- Minimum 5 years of commercial QS experience in construction projects
- Proven expertise in construction contracts (e.g., JCT, NEC-based equivalents)
- Proficiency in contractual terms, including subcontract and main contract agreements
- Valid UK driving licence
- Valid CSCS card

- Degree in Quantity Surveying or related field
- Exposure to a variety of construction contract types
Key Attributes & Skills
- Mathematical Prowess: Strong numeracy skills for cost estimation and budgetary analysis
- Negotiation: Ability to secure the best value and terms for clients
- Analytical Skills: Perseverance in analysing data to prevent budget deviations and interpret contracts
- Leadership: Experience managing and mentoring junior surveyors
- Technical Proficiency: Competent use of MS Office applications
